Austin | Paseo (80 Rainey) | 567 Feet | 48 Floors | T/O

Even though we don't have a height or floor count yet, new evidence suggests that this one is going to be tall. The City added an update to the site plan today, which is unfortunately becoming more rare.

This project will have 644 residential units and need a zoning change to go from an 8:1 FAR to 15:1.

Bar Unbelievable is staying simply by its location I suspect - to provide a little space between this project and 70 Rainey. The bars just North of Unbar will be demo'ed. The tower will have two bars/restaurants facing Rainey along with Great Streets. The drawing shows the spaces as "tenant" but there are references to restaurants and alcohol sales.

The zoning change will need to be for a 20:1 FAR. 644 units is A LOT for one building. Here is the unit breakdown:

Ha. It's only our 16th tallest active project right now. And that doesn't even count stuff like the ATX Towers and Block 190.

Unbar is not part of this project. It's Reina next door (78 Rainey), the food truck lot (80 & 82 Rainey), and the house apparently being used as an office adjacent to the north side of the food truck court (84 Rainey). But one of the drawings indicates that the Reina Bar at 78 Rainey will be incorporated into the project. It looks like they will only be updating that site with Great Streets and maybe some other landscape attributes. That should help this project get approval.

Wow. I believe 644 units would be more than any other residential building downtown. It's suprising that this isn't taller.

Also. Good the the parking entrance will be on the backside instead of on Rainey.

This occurred to me, too. 9092 Rainey or whatever it's called is taller by about 50' and has only 446 units. I'm sure it's not apples to apples, but still . . . as a broad measure . . . this new tower's going to have very small units.

It makes sense - I could see rich kids wanting to live on Rainey instead of campus. Especially grad students.

This may be squarely aimed at college students and recent grads who want to live downtown but don't have the money to rent a 1BR.

Huh? This is Rainey Street. And, 55% of this tower are 1/1's. How are these going to be cheaper than living in a 1/1 in West Campus or Riverside?

So apparently someone that lives on Rainey told my roommate that Rainey street will very soon be the most densely populated neighborhood in the nation. I find it hard to believe but if projects like this become a thing then maybe... 🤔
