Baybakov Submits Plans To Build A 646-Foot Tower On Edgewater Land That He Is Clearing

Baybakov filed plans with the FAA earlier this month to build a 646-foot tower on the property. The tower would top off at 649-feet above sea level, the maximum permitted in the area.

To build the tower, Baybakov began demolishing buildings on the 2.5-acre property last week. Baybakov assembled the land for nearly $40 million.

Baybakov’s 700 Edgewater LLC, which is the developing entity, also recently donated funds to Teresa Sarnoff, who is running for a Miami commission seat.

Russian billionaire grabs Edgewater site

Russian mining oligarch and developer Oleg Baybakov is jumping on the Edgewater bandwagon, The Real Deal has learned. A company called 700 Edgewater Development paid $21.5 million for a 37,462-square-foot property in the burgeoning Miami neighborhood, according to Miami-Dade County records. A 58-unit apartment building is currently located on the 700 Northeast 26th Terrace site. State corporate records identify Baybakov as the president and director of 700 Edgewater. The transaction closed on Feb. 18 and was recorded by Miami-Dade County on Friday. Seller HypCor700 of Miami enjoyed a nice return on its 18-month investment. It paid $9.9 million for the property in August 2012. The company had proposed a 39-story condo tower to be called Mbay at the site. The purchase price matches what another Baybakov company paid last year for a prime condo site in Brickell. Watson Investigations picked up the 33,927-square-foot site through the bankruptcy cases of Miami developer Renzo Renzi. The Edgewater neighborhood stretches from Northeast 17th to 37th streets. There are at least 10 condo towers currently proposed for the area, including Related’s Paraiso Bay, Melo Group’s Bay House and Eastview Development’s Biscayne Beach.

Russian Developer Gets FAA Approval For 646-Foot Edgewater Tower

700 Edgewater LLC, an affiliate of OKO, is the owner of the property. The company is said to be controlled by Russian oligarch Vladimir Doronin.

What a missed opportunity to build something unique on the waterfront and instead we get a 1973 replica box just like this from Baltimore :

40 Million is a steal given the return that they will get. In terms of design, I think its okay but not stellar. Granted they could of been a little more creative, but its not ugly. Kinda a "eh whatever tower". At least it won't impact Edgewater in a negative way.

Sometimes I feel that with these developers, if the market is hot, and they are not seeking to attract the ultra-luxury sector or in the case of office, prominent tenants, that they will half-ass a design and essentially have a "good enough" stance towards it.

Maybe NYC is skewing what I think about prices, but the range is 1.6 to 3.9 million, and this just seems like crack prices right there. I would of thought the units would cost more, but it makes sense since this tower isn't going to cost a fortune to build. Definitely not a 220 CPS.

It's called graceful restraint. Would a jagged mess or an amorphous blob be more creative?— be more Miami?

I think this tower is stunning. Just goes to show how subjective architectural opinion is.

Well..yeah. This is really very nice. I'll be the first person to say that Miami has lacking a truly signature skyscraper that is known around the world and while this isn't it, it's actually a refreshing design. Clean lines, good height, nice building.

They added some nice graphics and all, showing women just lounging around, good looking ones too! But nothing on the tower really.

Although you have to give Miami credit; when it comes to developments, they always showcase females in bikinis wearing hats and on the beach, with the future tower in the background. Or in this case, like the front page ( http://www.missonibaia.com/ ) on a yacht.

Missoni Baia is set to break ground within two months.

A spokesperson for the developer confirmed to The Next Miami that groundbreaking is set for September. The exact date will be announced soon.

City records show that a phased construction permit was issued on June 12, with Coastal Construction listed as the contractor.

When completed, the 57-story project is set to include 249 luxury condo units.

OKO Group, OB Group, and Cain International are the developers. Asymptote Architecture is the design architect, while Enea Garden Design is overseeing landscape.

Looking at the hi-res rendering, this design would be killer in Sunny Isles. Might be worthy to stand with the gems like Muse and Jade Signature along with the beautiful Armani Casa that is currently rising.
