Developer Kolter Urban on Monday filed design plans for the tower, which will include 311 units and encompass the following properties: 520 N. Tampa St., which is home to First Watch; the Dohring Building at 514 N. Tampa St.; a small alley next door to the Dohring Building; and the vacant lot at 507 N. Ashley Drive. Kolter paid $11.64 million for the assemblage in late 2021.
It will be the tallest building on Florida's west coast at 630 feet. The street level will include indoor and outdoor dining overlooking Curtis Hixon Waterfront Park.

Brian Van Slyke, regional president at Kolter Urban, said, "The time for some much-needed urban renewal in Tampa’s downtown district is now."
While multifamily development has boomed in the Channel district, Water Street Tampa and The Heights, the central business district hasn't seen the same level of residential growth.

Developer changes design of 55-story condo tower in downtown Tampa to appease city

“We are thrilled to work with the city on a refreshed design for the exterior facade of ONE Tampa,” Brian Van Slyke, regional president at Kolter Urban, said in a statement. “To resolve the ongoing legal conflict with the city between the properties’ zoning and potential historic value, we worked alongside the city to reach a compromise. ONE Tampa will now give a nod to downtown Tampa’s rich history while breaking records as the tallest residential development on Florida’s west coast.”
“Tampa is a city that embraces the future and honors the past, and that’s exactly what this compromise does,” Mayor Jane Castor said in a statement.

Lame. FAA is effectively imposing a height limit in downtown Tampa. Too much power for a Federal agency.

Depends where the flight patterns go to. Either way, considering that Downtown Tampa is about 5 miles from TPA, it makes absolutely no sense that downtown Tampa should be stunted because of the FAA. Downtown Miami has the same problem with the FAA in that MIA is about 5 miles away from downtown and the FAA imposes these stupid height limits when all aircraft has to do is to not fly over downtown Miami for takeoffs and landings. The same can be done for Tampa, and I don't know why it's so difficult for airlines to do so. It's one thing if BOS is too close to Downtown Boston (about 2 miles), but it's another thing that Miami and Tampa have to be stunted because of the stupidity of the FAA!

I get the sense that the developer panicked, about the economy, and instead of digging in for an appeal, went with a reduced height that they thought they could sell now.

Hey I was downtown Tampa today and took some pictures of the site. The old building is gone but I don’t know how to post pictures on here can someone help?

Unfortunately, it’s been shortened to 42 stories. So it won’t be a new tallest.

It was dropped to 490-500 FT due to disputes with the FAA, etc...
