Great little proposal for that very forlorn strip of Gerrard. That whole area - anything along Gerrard east of Jarvis, west of Parliament - has to be the part of downtown that has seen the fewest changes. It's like a time warp to the year 2002.

I really dislike the random colour blocks and rooftop peaks. Makes it look very 90's in a bad way. Sorta reminds me of Calgary's Eau Claire market.

I'm not seeing it. That Cineplex is a tacky play on 1950's that should never have left the suburbs.

These are offensive.. gross. ...but somehow, I think they look like they'll turn out better once built.. but still...eeesh.

It is very 80s/90s inspired - clearly part of the PoMo revival of the last few years - but to say that it's bad because it reminds you of the Eau Claire mall is like saying the Chrysler Building is ugly because it's reminiscent of that tacky Vegas casino. One is of an actual architectural style, the other is the pastiche version.

I'm curious about replacement of the industrial use (Canada Goose Factory) onsite - that's a lot of employment. Been a bit out of the loop on this but I'd guess that intensification next to higher tier transit can take precedence over protection of employment lands? Imagine this is a pretty long-term vision. As far as these master planned communities though there does seem to be more thought put into the layout.

The residential blocks to the South will be an awkward transition but a lot harder to assemble land.

Housing next to higher capacity transit can apply for carte blanche in case the city, which, IMHO, isn't anti large scale intensification by any means, puts up a stink.

There's easily over a hundred of these multi-tower transit community masterplans. I'm not going to speculated how many will get started. I doubt too many will be fully completed. It's the 20 year plus build out time vs public interest for real resolutions that address affordability.

It may be a good thing to have a number of these build their initial phases but, then pause a while and hope for better

Yeah not Eau Claire Market although I've seen a lot of garbage compared to quality with vague design references over the years on the forums so whatever

Site demolition of the huge East Harbour site. Applications for the first residential towers rumoured to be on their way which is logical given the sorry state of the office market.

15 commercial and residential towers in total and a new GO transit hub are planned here.

Skyscrapers incorporating heritage facades for their bases. I'm not surprised by the change in course. I'm just disappointed. The pedestrain realm are promising. Of course, they omit the towers; not one feature tower but a complex of towers

59 storeys on Brownlow?!?

That must have local homeowners losing their minds.

I'm just happy those old Foundry buildings are still there. One was under demolition until local residents blocked the bulldozers and stopped the destruction. I don't recall which one but the backside of one was completely demolished.

I only recall this rumoured on UT as a Kingsett development. Of course, Kingsett manages real estate growth funds than developing property.

I wonder why that site has so much trouble coming up with a proposal that sticks. It has everything going for it. Few developments can offer direct Subway and not to mention it's Yorkville path network connection with direct access to the Line 1 subway as well.

I think it might be the challenge of building on top of an active subway line. If I'm not mistaken, line 2 runs directly under Cumberland Terrace.
