Oxford and Beaverbrook - multi-tower development (up to 18s)

Major infill subdivision proposal to change the zoning of the lands west of Cherryhill Village to allow for various types of new housing from townhomes to high density. Road extension of Beaverbrook Ave likely means future lights at Oxford St.

If and when this gets built would be great to see a path tunnel under the CPR track embankment connecting to University Heights Park on the other side. Also the extension of Beaverbrook thru the site to connect just east of the Angelos will be terrific for traffic flow. No doubt there will be much debate on whether it will be a secondary road or be traffic calmed into oblivion. Look forward to major debate on this in the years to come.

I feel like that would be great to relieve any bit of the traffic pressure at oxford and wonderland. But as you say it'll definitely be a point of contention.

It's funny, but there actually is a pre-existing tunnel under the CPR tracks very close to this location that could be repurposed quite easily.

It's known in the local graffiti scene as "Cow Tunnel." From what I can determine, this is a left over passage from way back when this area was farmland. Likely built to allow cattle grazing and movement on both sides of the CPR embankment.

I really enjoy this little secret spot and it would be a bit of a bummer to see it developed, but oh well lol


Edit: after looking more closely at the Draft Plan, they actually noted the "existing agricultural underpass" and looks like it will be lining up with parks in the proposal. Neat.

Interesting that the golf centre is still on the plans. I assume the driving range at the back is part of the new development and the golf centre will keep their pitch and putt and mini golf property. Or perhaps sell it off separately after this gets going.

I am surprised that this parcel has been undeveloped for so long, given its location.

Ground water and flooding was always the issue. The next phase of the Mudd Creek restoration project will address the water drainage issues and open up the area for development. I believe that phase is supposed to start this year.

Archeology dig now underway on the south side of Oxford Street across from the Fleetway 40 where the new Mud Creek phase 2 realignment is planned.

Interesting news that the archeological dig has turned up findings that warrant additional investigation. This could result in even more findings that could delay this even further beyond 2023. Hopefully they share the findings of the first archeological dig soon.

The developer has slightly revised their application for this proposed higher-density subdivision (originally submitted in 2021).

The new proposal consists of 3 medium density residential blocks; 4 high density blocks (instead of 5); 3 park blocks (instead of 2); 6 open space blocks (instead of 2).

Mud Creek - Beaverbrook EA report now added to project page.


Also worth noting that the golf driving range has applied for another 3 years of zoning.


Considering the Mud Creek realignment project phase 2 work has not started yet it likely means we are years away from seeing any site prep work for the draft sub division plan.

Great project but will be a complete traffic nightmare made MUCH worse by the fact that the city cancelled the west BRT. Perhaps this will be the impetus to get that project back.
