Hiwin Group Buys Vacant Lot at 8 West 45th Street for Residential Building

Hiwin Group USA, a developer based in Flushing, Queens, has acquired a vacant lot in Midtown for $38.5 million, with plans to build a residential tower on the site.

Hiwin purchased the 9,241-square-foot lot at 8 West 45th Street from Belvedere Property Management in the all-cash transaction, according to broker Development Site Advisors (DSA).

Under its new ownership, Hiwin intends to develop a mixed-use building on the site that will include 9,241 square feet of retail space on the ground floor and 101,651 square feet of market-rate residential condominium units above, Kimyagarov said.

Plans for the development are expected to be filed with New York City’s Department of Buildings sometime this week, Kimyagarov said.

There are some beautiful old buildings on this street. I hope that more crap in this area is redeveloped.

Flushing firm planning 125-unit mixed-use building in Midtown

A Flushing-based real estate firm that has been redeveloping some of the area around Penn Station is now planning a 30-story mixed-use tower in Midtown with more than 100 units of housing, records show.

Hiwin Group, led by Xiaogang Wang as chairman and Fanggang Wang and Anthony Hu as co-CEOs, submitted permits this week to build a roughly 108,000-square-foot building at 16 W. 45th St., according to Department of Buildings filings. The proposed project, located between Fifth and Sixth avenues, would rise on what is currently vacant land after the recent demolition of a former office building on the lot.

Harry Song, a representative for Hiwin , filed the permits for the new building, which would include 125 residential units across 101,777 square feet and 6,634 square feet of commercial retail space on the ground floor, records show.

The project would also include indoor and outdoor recreation space on the second floor and between four and six residential units on each of the upper floors. It is unclear if the residences would be rentals or condos.

Hiwin also recently submitted plans to raze a pair of buildings about 10 blocks north at 236 and 240 W. 54th St. The firm purchased the two properties — home to a now-shuttered Mexican restaurant and dance club and a sports bar and comedy club — for a combined $31.5 million last year, Crain's reported in March.

Near Penn Station, meanwhile, the firm is in the middle of construction on two luxury condo buildings at 250 W. 30th Street and 245 W. 34th St., which are slated for completion in 2028, according to its website.
