JERSEY CITY | 20 Columbus Drive (Harborside 4) | 684 FT | 50 FLOORS

Mack Cali and SJP Properties are gearing up to develop a 1.2 million sqft office tower called Harborside Plaza 4 at the corner of Columbus and Hudson.

Older rendering:

There is currently a boom in residential units in Jersey City. It looks like office development will follow as vacancy rates along the waterfront is dropping and rents are rising.

Incredible. Further adding to that JC list that you created in the compilation. 1.2 mil-sq ft is quite a large tower. Anything really over 1 mil sqft merits attention.

99 Hudson is 1.1 mil-sq ft. This will be quite bulky if it's around 450-500 ft @ 1.2 mil sq-ft and about half the height.

Also, look at its position relative to 99 Hudson:

38 stories and 450 ft was the original designated height, but the original plan also included Harborside 6 and 7 with a smaller 20 story #6 and a nearly 60 story, 800+ft #7... now of course the lot where those two towers were designated is being developed into roughly three residential towers at 700 ft each, with one currently near completion with its exterior. Since this is likely to be the only remaining commercial lot developed in the Harborside designated lots(across by the Harborside #10 there is a lot for Harborside #8 and #9, both likely to become residential/hotel)wondering if it may turn out that Harborside #4 may turn out taller?

Is this a definite go? I linked and didn't see anything clear about a definite construction anytime soon. Looking at the render comparing it to Harborside 5 to the right it does look broader but somewhat taller as well, and I believe #5 is about 480ft? This looks a good 600ft in comparison at least.

Possible on the height increases. JC has shown to be very accommodative to development. The final height will reflect market demand. This is far from a definitive go, but they did update the rendering recently and it's Mack Cali's next up for the Jersey City waterfront. Mack Cali has seen its office portfolio near transit, especially along the JC waterfront, command higher rents and keep a low vacancy rate. The suburban office market has been underwhelming, promoting Mack Cali to sell off most of its suburban office portfolio to concentrate resources in Jersey City.

Cautious optimism is better to hear than everything being status quo... I also ask about the possible height increase because just looking at that rendering it appears somewhat taller than 101 Hudson(545 or so ft), Harborside 5(480 ft) and 10 Exchange Place(just over 490ft). Hopefully by the new year we will hear more about definitive plans but the new rendering is a substantial improvement over the clunky old design.

MEET HARBORSIDE TOWER, JERSEY CITY’S FIRST COMMERCIAL TOWER IN OVER TWO DECADES

Quote:
The transformation of Jersey City’s skyline continues before our very eyes.

Mack-Cali and SJP Properties recently unveiled plans for Harborside Tower — the first commercial tower to be built in Jersey City in over two decades.

Designed by New York’s FXFOWLE — the same firm responsible for the New York Times Building, 11 Times Square, and Hudson Yards — Harborside Tower will rise 40 stories into the sky providing 1.2 million square feet of office space and two units of retail space — one at 12,000 square feet and the other at 25,000 square feet, both of which will be situated off the lobby.

Sporting a steel and glass facade, the waterfront tower is planned for LEED Gold certification and will boast the latest in “intelligent building” technology including a state-of-the-art distributed antenna system (DAS) for blazing fast Internet service/unlimited bandwidth, state-of-the-art exterior LED displays for branding opportunities, and a raised lobby to protect from flooding.

It's not really iconic but it's very nice. At officially 40 stories, probably about 500 ft or so as Harborside 5 is listed at 34 stories but 485 ft... so definitely going to be in that range at least. Top of the line technologically, communications, amenity wise and environmentally with sizable first floor retail component it will be a welcome addition to the skyline and a great alternative office choice for those who don't want to deal with New York City office rents. Hopefully there's tenants in line soon...when is the groundbreaking hoped for? There was nothing about that.

Perfectly okay, I suppose.

But how is this the first commercial tower in two decades? The Goldman Sachs building was built in 2008-ish, no?

From October 3rd (pic) Not one iota of recent movement aside from Related Companies buying it back in July of 2023).

Could go residential as opposed to office.

JERSEY CITY | Harborside 4 | ? FT | 60 FLOORS

https://commercialobserver.com/2023/10/j...n-related-jersey-city-multifamily-debut/

Quote:
Related President Bruce Beal said that his firm plans to build a mixed-use residential tower up to 60 stories, as city zoning amendments allow for that height as of right, and that the final unit count would be roughly 750 apartments, with rentals at the lower floors and for-sale units likely at the top. A retail component with a combination of restaurants, food and beverage, parking and retail is also planned for the base of the building, he said.

“Jersey City is a market that continues to grow, and if you’re looking out the window here at Hudson Yards, it’s hard to not be connected to Jersey City,” Beal said. “This transaction will hopefully be one of many.”

Beal expects the developers to seek a $350 million to $400 million construction loan to get to work on the project, expected to start next fall or before the end of 2024.

“We’ll go to our stable of construction lenders,” he said. “We’ll capitalize with one of our joint-venture equity partners and with Related’s equity and Panepinto.”

Both Related principals praised the cooperation of Jersey City Mayor Steven Fulop, the Jersey City Council, and the Jersey City Planning Board, who they said helped streamline the project through various bureaucratic hurdles.

“At times people complain about challenging processes or administrations that don’t want things to grow, but the leaders and political environment over there have created a platform to invest in the area,” said Beal. “They’ve done a very good job of proactive planning development there, and it’s clearly working.” ...

“I think this is the last and best waterfront site that can be developed for residential purposes down here,” he said. “It will probably be over 60 stories, and I think this will be very successful.”

JERSEY CITY | 20 Columbus Drive (Harborside 4) | 684 FT | 50 FLOORS

There is a new 50 story mixed-use development with 800 residential units, ~12,000sf retail, and 399 parking spaces planned at 20 Montgomery. It would replace a parking lot next to the Harborside complex. This developer is also referred to as HARBORSIDE PLAZA IV - LOT 29, BLOCK 11603.

No renderings as of yet, but I'm sure one will be posted soon.

This is an older proposal for an office building at the site, at 38 floors.

Nice. I assume this is the lot next to the Whole Foods.

Nice to see JC continue to fill-in and replace ugly parking lots with high density housing.

Wait, I'm confused. 20 Montgomery isn't Harborside 4. These are different sites.

20 Montgomery is the parking lot on that block with the 1960's-era housing. Harborside 4 is a vacant waterfront site.
