248 Main St | 11m | 3f | Proposed

The proposed development is for a 3 storey mixed use building at 248 Main Street, and includes the demolition of the existing two storey duplex, and construction of a new building comprising of 705 sq.ft (65 sq.m) of commercial space on the ground floor, and 3,412 sq.ft (317 sq.m) of residential space on the second and third floors. The residential dwellings are both two-storey, two-bedroom units. The development includes roof-top amenity space and two rear parking spaces, accessed via a driveway along the southern lot line. Internal bike parking, with two spaces, and garbage storage are also proposed on the ground-floor in the rear, to be accessed via the driveway.

The intent of this proposal is to contribute to the requirements of the existing traditional main street zone by introducing new commercial space not currently present along this section of the street as well as provide two large-size luxury residential suites not normally found in current developments in the area.

Commercial space on the ground floor. You don't see that in such small buildings usually.

There's already 2 more, almost identical concept, on Main street. Seems to be the go to design for new development. (178 and 184 Main Street)

Really like the concept. These are perfect for Main St. Not sure what retail would go there though. Maybe a restaurant catering to the university?

[off topic]: Sula Wok (ground floor of 184 Main St - pan asian food) is amazing. I highly recommend it if anyone is nearby. I had everything on the menu when I was living nearby, and it was excellent. It's run by a couple who are chill, and provide great customer service.

Yes, this looks a lot like the Sula Walk building, and the Italy Fine Foods Building, both on that same stretch of Main Street, both with retail on ground and apartments above.

Great to see more retail on Main Street, it's been wonderful having Happy Goat, Greens and Beans and others move in to the neighbourhood.

Great little proposal, perfect fit for this lot and street. This continues the gradual domino effect of turning Main into a real Mainstreet.

Looking at that site plan makes you quickly see how much room one parking space and the room to get in and out takes up in a back yard.
