The St. Louis Board of Adjustment on Wednesday paved the way for construction to begin on the advanced manufacturing center in north St. Louis.

...

AMICSTL received approval Wednesday from the Board of Adjustment for commercial uses that exceed 3,500 square feet. The size of the first phase has been estimated at 85,000 square feet for two buildings that will be connected by a terrace bridge across Finney Avenue. The board also approved a use variance for manufacturing and setback variances for where the buildings will be located along Finney and Pendleton avenues.

Supporters of the project say the goal is to make the St. Louis area a driver of research and development efforts to create new products, processes and materials – potentially creating hundreds of new businesses while providing "strong, diverse and equitable growth" for the region.

...

Yvonne Carter, a 60-year neighborhood resident, said she usually appears before the Board of Adjustment to try to stop liquor stores, gas stations and auto repair shops.

“I am here to say, for once, I am here to support a project that will give us life and some hope for our community,” she said.

St. Louis sues to seize Railway Exchange Building through eminent domain
https://www.stlpr.org/news-briefs/20...eminent-domain

Quote:
The City of St. Louis is moving to acquire the long-vacant Railway Exchange Building downtown through eminent domain.

The city’s Land Clearance for Redevelopment Authority filed a petition Thursday in circuit court after being unable to agree on a purchase price with Hudson Holdings, which purchased the building in 2017.

The city had announced plans to move forward with eminent domain in July if they could not come to an agreement.

The vacant building has become a safety issue, said Neal Richardson, president and CEO of the St. Louis Development Corporation, which staffs the authority.

“Their not responding allows us to be able to move forward and take action,” he said. “That’s not our responsibility. Our responsibility as the City of St. Louis, as the St. Louis Development Corporation, ensure that we are protecting the safety of our community.”

He said the building has been valued at $6 million but has liens against it well above that amount.

The longtime home of Famous-Barr’s flagship store has been vacant since Macy’s closed its downtown location in 2013. The city had it condemned last year.

Mayor Tishaura Jones said in a statement that Florida-based Hudson Holdings has neglected the building.

“If you’re an absentee property owner, neglect is no longer welcome in the City of St. Louis,” she said.

Apartment project at Cortex revived by St. Louis developer

Quote:
Keeley Properties has proposed to build 173 apartments at the southwest corner of Clayton Avenue and South Sarah Street in the Central West End — a project first pitched in 2021 but delayed for months as city political leaders sought to renegotiate incentives.

Cortex could get more apartments in addition to Keeley’s: New York-based DMG Investments proposed a $25 million development on the northwest corner at Forest Park and South Vandeventer avenues.

$232 million mixed-use development near CityPark to break ground next year

https://www.stlpr.org/economy-busine...ound-next-year

Quote:
Plans for a roughly $232 million Downtown West mixed-use development moved forward Tuesday after the Land Clearance for Redevelopment Authority Board voted to approve the remaining $171 million in bonds for the project and a construction sales tax exemption.

The development by AHM Group aims to transform 12 acres of existing buildings and vacant land on Locust Street and Washington Avenue just north of CityPark into more than 450 apartment units and tens of thousands of square feet of offices and retail.

“There’s a lot of opportunity in Downtown West,” said Kyle Howerton, a managing principal and partner with AHM Group. “There’s not a lot of other places that you can find an entire city block that’s vacant ground that we can redevelop.”

The project is divided between the redevelopment of two existing buildings and the new construction of three from the ground up, including a 29-story mass timber high-rise, he said.

Tuesday’s votes by the LCRA Board approved three different taxable industrial revenue bond issues and real property tax abatements for each parcel, including the lot set aside for the high-rise. The board had already approved more than $60 million in bonds for two other portions of the project last year.

Another recently completed rehab of the J P Bushnell Packing Supply Co building at Locust and Cardinal, just down the street from the above row. Now called the "Tate" — 6 loft apartments + commercial space.
