I hope all of these units will eventually help Terrace Rd with it's retail scene and fill up all of those vacant retail spaces....could be a cool street?

I think this says less about their marketing and more about the degradation of media, where interns regurgitate canned talking points into articles. Websites like MSN are in the volume business- crank out as much garbage as possible to generate clicks for ads.

I kind of wish that there were a light rail stop actually on that section of Terrace. I can't really fault the chosen locations of the two nearest light rail stops: To the west obviously having the stop on the ASU side of Rural will get the best ridership, and to the east it's really great that the Apache/Dorsey stop is co-located with the streetcar terminus, but I feel that once Terrace is really built out it will feel somewhat silly that there is no stop next to the densest part of the light rail route within Tempe.

Be added later like 52nd St. and Washington.

You almost don't dare say it, but it looks like there might be movement on the Hilo development? This PSPR for a 450 unit mixed use development that previously had no application link now does have one and the address shown is 719 South Mill Avenue which puts it approximately at the Jack in the Box near the NE corner of University and Mill. The 450 units is much more than the previous iteration of Hilo was supposed to be, so maybe they are going to include the JB lot and make it a larger/taller development?

The previous proposal probably didn't pencil given the run up in development costs in recent years. Tempe has approved much higher densities as of late so I am happy to see this moving forward with greater density & height!

It's not Hilo, it the Pita Jungle Building on the hard corner, plus Jack in the Box. Sounds like its a Chicago developer and they are still trying to sort things out, but hopefully it gets some legs.
