Does anyone know what is happening here? Looks like the building is being boarded up and knocked down….

If you’re talking about the corner where the taco place was, there’s an apartment building going up.

This is a Cookfox development. Its an affordable development. Not even a high rise but a mid rise.

Google Streetview for reference. I think there's a comedy club nearby. Will it be closed as part of this development? If so, pity. Lots of found memories.

Just the corner parcel. But if your talking of Asylum, most likely. I believe this is purely residential so they will have to move somewhere else.

Wow, so small for this plot. I’m not sure how we solve affordability with buildings this small in transit rich areas. 🤯🤯🤯

Yeah in an ideal world, this would 4-5x larger. More units are needed. This is prime space in hindsight.

And developers would add more affordable units but the environment needs to be favorable for them to do so.

The FXCollaborative building going up at 258-278 is 15 floors. Thats really the absolute bare minimum of density for sitting on top of a subway station on a major Manhattan avenue. This thing is half that height. What's the zoning here? Is there some sort of view preservation with Penn South written into it? Is it technically on Penn South grounds. If so, that might be the explanation here.

On a side note, whatever eventually replaces the dumpy Mt. Sinai building bounded by 23rd/Eighth/24th will likely be big as its a perfect lot to accommodate something substantial.

Great commentary & thank you for all the information! I’m not sure why the powers that be aren’t as sensible as people on this forum.

Oh god, if that is a penn south restriction that would be horrific. Does anyone know why penn south has that massive surface level parking lot on 26th? Seems like a no brainer to redevelop
