So the actual zoning for an r-4 lot in the Halifax Mainland Land-use By-law is incredibly complicated and I don't pretend to fully understand it but I think if they did their homework (questionable I know) this may be allowed by right.

32 units in a 34-story tower is INSANE.

Each unit will have to cost multiple millions of dollars. The prices will have to be at least twice as much as those in the new One 77 tower.

Can you even find 32 families in the HRM with $4M-$5M to spare that WANT to live in a tower on Lacewood Drive?

How True, That Hollis Street phantom had an excavator sitting on the lot but nothing has happened since the old Office tower came down. I wonder what their game is?

Does anyone know what's going on with 5531 NORA BERNARD STREET?

It has a demolition permit submitted and it states in the notes "for future construction".

The building has three vacant lots around it and falls under CEN-1 zoning with a 33-storey height limit and a FAR of only 2.25.

A bit of snooping on viewpoint shows that there are at least five lots on the corner of Nora Bernard and Creighton with a recent deed date of June 10, 2024. Oddly viewpoint shows one of the properties on Creighton with the 5531 # address, which is out of sequence with the neighbouring addresses Creighton Street addresses. The assembled lots would allow for a bigger FAR, no?

A small one, but yes it looks that way, along some commercial buildings.

I was a little confused as to where Nora Bernard Street was at first, but found out it's the street formerly known as Cornwallis, in case anybody else is wondering as well.

Looks like ~0.4 acres of development site assembled. The former home of "The Tare Shop" doesn't have a demolition permit submitted yet so it must still be occupied upstairs. I've checked the PID for land-use permits and there is nothing. I guess this will be a mystery for now. Speaking of mysteries ...

FUTURE INN - 20 HIGHFIELD PARK DRIVE started to be demolished today. This building has been vacant for years. The demolition permit is from way back in 2021 but there still isn't any associated redevelopment permits submitted. The site is about 4 acres in size.

I saw posted elsewhere something that was incorrect. SkyWest's 21-storey Building is proposed for the vacant lot next for and is not tied to this lot.

Four acres and a FAR of 6.0 gives that Future Inn lot over a million square feet of developable floor plate. Looking forward to something interesting here!

I've heard rumour that the next tower at Harbour Isle will commence within the next few months and that the tower will be 22 stories rather than the 16 stories that was once the maximum permitted in the area.

According to Councillor Mason's recent district update 5531 NORA BERNARD STREET will be the new location of SHELTER NOVA SCOTIA - THE HUB.

Demolition will occur next week.
