Anyone know why Towers has not had an article in almost a month? They usually produce at least one a week.

Sadly, the TOWERs website has been shutdown by the publisher. James is moving on to other endeavors.

Collier's Austin Office Market Report - 2nd Quarter, 2024:

Downtown: Total Inventory: 18,597,904 sq ft (down from 18,687,375 in 1st Q). Total Availability: 34.2% (up from 29.8% in 1st Q). 199,281 square feet negative absorption. With another 1,811,685 square feet under construction.

Market-wide. Total Inventory: 89,356,576 square feet. Total Availability: 28.6%. 270,047 square feet absorbed.

Office market stats for Austin CBD, per Transwestern, 2nd Quarter, 2024:

Total occupancy: 68.3% (down from 1st Q's 69.3%)
Net absorption for the quarter: 383,117 square feet
Current inventory: 17,997,189 sq ft (up from 17,500,577 @ 1st Q)
Under construction: 1,819,285 square feet

Austin really needs another growth spurt to fill up the offices. We still need more residential but maybe stop with the office building for now? At least half of the new offices built around tech ridge are still empty.
