It's a bit challenging, though, to go by level of bus service vs physical infrastructure. There are countless bus stops that serve more bus routes than the Dunbar or Kootenay Loop, especially downtown where on-street bus stops may serve as major exchange points with West Vancouver Blue Bus service (a de facto bus exchange), but their physical infrastructure is fundamentally different than a Dunbar or Kootenay Loop bus exchange.

There it is. Excellent point. That's what makes them Transit Oriented Areas (being served by a form of rapid transit).

The 30% requirements seemed very high at first glance so i'm surprised it wasn't questioned more deeply at the onset.

Such a high requirement would reduce the viability of projects and exacerbating housing affordability. Interested in knowing more about their model assumptions that they can go from 30 to 20 (33% decrease) and still achieve their stated goals.

It looks to be topped out at 14 floors.
If the exterior walls are all stud construction, and the windows pop-in,
then I guess the service elevator would be used for all that?

Actually the crane is probably hidden it should be on the backside of the corner with the teal dumpster. There is some weird ghosting where the base of the tower crane is going up so the crane might be hidden behind the building.

I saw the crane today - it's on the NW corner.
