What office meltdown? Developers see a shortage of high-end space and are rushing to build it.
-Much of the office market may be mired in a downturn, but demand has been strong for high-end space.
-New office construction has dropped off sharply, leading to a potential upcoming shortage.
-Major developers and tenants have taken notice, and projects are revving up to break ground.

Rumors abound that Silverstein is close to signing a large lease with American Express that would allow the project to proceed.

"Just stay tuned" was all Silverstein would say about the possible deal at the tower, 2 World Trade Center.

Silverstein said he was certain other tenants would fill up the remainder of the building's available space once construction is underway.

"When you put everything this buildings has all together, it's superior," Silverstein said. "It never left my mind that someday we would succeed in accomplishing Tower 2 – and that's where we are today."

Manhattan is particularly conducive to new construction in that it has both a large captive audience of corporate office users and a deep inventory of old, outdated office properties that have fallen out of favor.

Hope we're getting some updates about the negiotiations soon.

Even if the market is in favor of developments like 2WTC so to speak, I still think this is a now or never for 2WTC.

Could you imagine if work is progressing on 2 WTC, 175 Park, and 350 Park simultaneously?

yes, this is happening everywhere now that the rates have dropped -- of course 2wtc is quite a big ask, but maybe!

Same, although he's doing everything in his power to make this happen because if he doesn't he probably never sees this tower.

Spotted that too, looks very nice.

I hate to speculate, but I have a feeling we'll be hearing news - good or bad - fairly soon about AMEX, also since there's a Q3 earnings call coming up soon.

Seeing investors and analysts adjustments might allow them to make more accurate judgements for the business over the coming years for different office locations. I know they aren't directly linked, but it could potentially be a good time to announce a move - especially with the market turning...


...Or equally, we might not hear anything for a while. Who knows with a tenant this large, and a project this significant. There's a lot to work through, and likely a lot of strategizing going on over at AMEX.

My fingers are crossed.

That's not a crown its a rote/tired square. Enough of those.

I surprised that they do not try to incorporate the diamonds of the original design; they were more sophisticated and elegant than a square.

I believe balancing the cost of having what tenants want/require now (vs the early 2000s), like outdoor space, and having the diamonds in whatever shape becomes difficult as you have to pass on that cost to the tenants.

It's the crown of this building, like it or not. And it fits.

"And it fits" is an incredibly biased statement people will and will not share. The only aspect of this design that I like is that the west face looks like twin towers with one taller. But fitting into the complex, it's very strange to me. Even while observing it on my 3d model. But we will see the reality hopefully soon, and hopefully it's better than we think

I'm not concerned it people share it. I never said it's the best design for the site. But if you look at that particular design, its the same design from bottom to top, something that wasn't necessarily the case for Foster's original design. That can be bad or good, depending on your point of view. But it doesn't change what is.

One thing though, if Silverstein does sign AMEX to the tower, we don't know that the design won't change yet again.













Meanwhile, maybe someone can get this and see if there is any more information on Silverstein's plans...
