L.A. City Council approves residential tower at 3600 Wilshire Boulevard in K-Town

Jamison Services development would include 760 homes

Eight years after the project was initially proposed, developer Jamison Services, Inc. has received approvals to build a pair of apartment towers just south of Wilshire Boulevard in Koreatown.

On September 24, the Los Angeles City Council voted to approve a zone change for a property at 3600 Wilshire Boulevard, where Jamison plans to raze a parking garage along the south side of the site toward 7th Street. In its place, plans call for the construction of two 23-story towers featuring a combined 760 studio, one-, and two-bedroom dwellings above 6,359 square feet of ground-floor retail uses and parking for nearly 1,300 vehicles.

Perkins&Will is designing the project, which would include buildings up to 269 feet in height, sharing amenities such as rooftop pools, a fitness center, and other outdoor spaces.

Century City Center office tower ascends at 1950 Ave. of the Stars

In Century City, steel framing has now passed the halfway point on its vertical climb at 1950 S. Avenue of the Stars, and glass is starting to appear on what will be the neighborhood's first new office tower in more than 15 years.

Century City Center, which is being developed by JMB Realty at the intersection of Avenue of the Stars and Constellation Boulevard, will eventually stand 37 stories tall and contain approximately 730,000 square feet of offices above parking, and retail space. Plans also call for two acres of gardens and courtyards on the property, which was long vacant before the start of construction.

Although office space is a risky bet in 2024, the new tower has already secured at least two anchor tenants. In 2022, talent agency CAA announced plans to move into Century City Center when complete, planned a 400,000-square-foot space with design work by Bjarke Ingels. One year later, it was reported that Clearlake Capital has agreed to pre-lease 150,000 square feet of space within the building, accounting for its top eight floors.

^ Yes, that's a massive project in Long Beach. Assuming these projects are leasing well, DT Long Beach should be building up a healthy amount of residents and be a pretty lively urban neighborhood.

I spent several days (and nights) in downtown Long Beach over the summer. DTLB has great bones and historic architecture, while the newer developments have kept the old-school, walkable urban vibe going strong. Even on weeknights, I found the area surprisingly lively, with lots of dining and drinking options. I would imagine it's even busier on weekend nights.

Agreed. Downtown Long Beach is a favorite of my wife and I. We try and head down there at least once every couple of months on a weekend. It's clean, feels safer than DTLA, and there are lots of really great bars/restaurants/nightlife. It's only getting better year after year.

Metro) has authorized entering into a Joint Development Agreement with NOHO Development Associates, LLC, an affiliate of Trammell Crow Company and High Street Residential, to build and operate an 11.8-acre transit-oriented development (TOD) with mixed income housing, retail, office and open space at the Metro North Hollywood station. The board also approved the expenditure of an additional $39.6 million to support transportation system and mobility improvements, highway operational improvements and transit investments in the South Bay subregion of Los Angeles, Calif.

TOD coming to Metro North Hollywood station
Known as District NoHo, the TOD will be the largest in L.A. Metro’s history, including more affordable homes and more total units than any other project. The development includes at least 311 housing units reserved for individuals and families earning less than 60 percent of the median income for Los Angeles County to be delivered in the initial phases of the project.

In addition, the initial phase includes the construction of approximately 570 mixed-income apartments, including five percent reserved for moderate-income households earning 80 percent to 120 percent of median income. When completed, the project will provide more than 1,400 apartments along with retail and office space, along with more than two acres of publicly accessible open space. The board also adopted the findings of fact for the project — a key step to comply with state environmental law..."

The NoHo project will have about 119 units per acre--that's some solid density.
