You also have a few forthcoming projects in that area from Cast Development, including their 17-story Quince project (site clearing is underway), 8-story Kaya development, and 10-story “The Fellow” project. Bankers Hill should look drastically different near the end of the decade. I’m shocked there are no plans or even proposals to cap the 5 freeway from 1st to 6th. This seems like a no-brainer.

Good catch! I knew about Quince, but hadn't heard of the others. Here are images of them:

Kaya:
Under construction, appears to be pretty far along. Located at the NW corner of Third and Nutmeg. It's right next to Olive Street Park, which is also under construction. The park was supposed to have opened earlier this year, I'm not sure what the holdup is.


The Fellow:
This is listed on their site as in "pre-development", estimated completion in 2026. I'm not sure of its exact location.


The Quince:
We've talked about this one, but it's my favorite in the area. Location south of Spruce between Third and Fourth Aves. A couple blocks north of the Quince St Bridge, hence the name. Here's another render:


Golden Hill:
They also list this project in Golden Hill. Looks to be the NE corner of 25th and C Street. Also in "pre-development" with a completion date of 2025. So I'm not sure how accurate that is.

Saw this on the front page of the U-T. Never heard of it but apparently they are planning a 15-story hotel on Harbor Island. Will do nothing for the skyline but good to see more hotel rooms in the area. Building design looks incredibly mid, however.

Of course, a resident complained saying it should be built 5 stories shorter, as it "blocks views from Old Town and Little Italy". How it does that is not explained in the article. There's no way this nubby building is even visible from Old Town. And the only view it would block from Little Italy is maybe of... the Sheraton?

Kaya Bankers Hill: Walked past it yesterday and looks to be one of the uglier residential structures built in a while, Denizen in Hillcrest is shoddy as well. It hardly has any windows looks like a mix of one of those classroom buildings on UCSD from the 70's and a middle eastern apartment block.

25th and C Golden Hill. I looked up the area and there is part of a block fronting 25th between C and B that just has some crappy auto repair biz and some other old funky building with some small business that could get scrapped. I like the look of the render lets get that going.

Regarding Denizen, the facade on 5th Ave looked interesting in the renders, with its Tetris-like shapes, but upon completion it looks like they lost the plans and tried to recreate it from memory. It doesn't look anything like the render in real life. The 6th Avenue facade is just generic apartment building.

I really like that Golden Hill project. That neighborhood has so much potential and is only going to get better.

Lots of great updates from Bankers Hill as well – nice!

I don't think I've seen this one posted yet – this is Revel, the building currently under construction in Hillcrest along 6th Avenue between Robinson and Pennsylvania. This is replacing many restaurants and businesses, so I wish it was better. This is the same company that did Denizen, so hopefully they don't cheap out any more on the design like they did there.

Thank you for the Revel photos; it has been impossible to find info on that project even after it started construction. I think while some of the architecture is blah all of the added density is going to help elevate the vibe in Hillcrest to be and feel more urban. Plus there is a good amount of 10-15 story (and a couple 20+ story) proposals getting through permitting right now that will add to the effect.

That's great. Happy to see the existing structure coming down as it had been an issue for a while with homeless breaking in and it got set on fire at least once.

I wish there was a development activity map similar to what they created for downtown. I'm very interested in these Hillcrest developments, but I can't find good resources to search for them.

I came across this one, which is pretty far along, construction wise. It's called Park Summit. It's a 21-story building in Bankers Hill at 5757 Upas Street (SW corner of Upas/Sixth)

It's looking increasingly likely that the Midway Rising Development will break ground around the end of next year. This is later then anticipated but I'm just glad this gigantic development is actually happening. They're hoping for a full build-out as soon as 2028.

Great to see all this infill that NP has been getting coming to Hillcrest in droves

3 Parcels that have been ready for infill sitting empty for 1.5 years or more I wanted to see if anyone knows the status:

El Cajon Blvd and Illinois: Decent sized scraped parcel next to a liquor store the owner of store told me a year ago that it is approved for dev but for some reason hasn't broken ground. (Huge infill with crane going in 2 blocks away at IL and Polk).

30th and C: Large lot in Golden Hill that was a funky "Grocer" liqour store and has been demolished and cleared for 2-3 years. Big yellow building at 30th and B has been done for a while now. What's up here?

30th and Gunn St (Heart of NP): 3 derelict single family dwellings have been condemned and boarded up starting from the corner of Gunn for over a year now. It is quite an eyesore as this is just 2 blocks south of University.

I wish there was a good site to search for development projects throughout town. I know the City has Accela, but I cannot figure out how to use it right or get information I want.

30th and C: In 2022 they were anticipating construction of a 5-story apartment building there. LA developer. No idea what happened. Source

I don't know anything about El Cajon/Illinois, but the Illinois/Polk site is called the Monroe. 8-story building with 137 units. Pic below.

El Cajon Blvd and Illinois: - This was supposed to be something called "Vadara Tower East" - 60 homes (probably 5-6-stories), according to this article from 2021. I don't think this will get built as originally planned. And yes, there is a Vardara Tower West, which is under construction in between Oregon and Idaho on El Cajon Blvd.

30th and C: - This parcel is currently for sale, the major selling point being that it's already fully entitled for an 8-story 213 home project. So tbd if they sell to a developer who will build or go through a new entitlement process to build something else. Here is the link to the sale website.

30th and Gunn St (Heart of NP): - I'm stumped on this one. There are a lot of 5-6-7 and even 8-9 story projects coming through permitting in the area, so I would be surprised if this stays small residential.

Pray interest rates continue to drop so more of these projects get off the ground.

Since there's been a lot of Hillcrest/non-downtown developments, here's another. The old Merkley-Mitchell Mortuary at 3655 5th Ave is being demolished. The mortuary moved out recently and then it looks like someone lit it on fire. It's now being demo'd and the owner apperas close to gaining approval soon on a small 11-story mid-rise there with a sibling building on the parking lot across Anderson Place.
