Why not? This is one of the best, most livable transit areas in the metro and half an hour away from downtown - if anything, there should be more below-market housing at Lower Lonsdale, just as there will be for Broadway. Healthy neighbourhoods have a mix of all income levels. Why exile all the have-nots to Maplewood?

Lower Lonsdale has a lot of junk rental stock so it probably is as diverse income wise as anywhere else in Metro or in comparison to Coal Harbour.

Because you could probably do triple that amount of homes for the same price at Maplewood

Federal lands are an entirely different can of worms I don't want to get into, but you should know better. The LDB lands and Jericho lands were sold at arms length to the MST nations, with the added price of extinguishing their other land claims. I don't think anyone here would be protesting a similar sale here, especially given the MST nations' genuine drive to build housing in this city.

Calling it "one of the most expensive pieces of property in NV" is an absolute farce.

Land values are in line with any other property in Lower or Central Lonsdale, even Maplewood or Lynn Creek are the same for that matter.

More like not even double. And then none of those will be next to the SeaBus or SkyTrain.

And there's nothing stopping the province from building a mix of market and below-market, if anybody's worried about value for their tax money; they bought at 47% off and have no obligation to turn a profit. A private developer, on the other hand...

Absolute value is irrelevant, the site it over three acres of course it is worth more than the average property with an apartment building on 1/5 the land.
