The University of Texas is building a new system headquarters on property it owns in Downtown Austin on the southern half of the block located at the northwest corner of West 7th & Colorado Streets. The university also owns the full block to the south where its current 9-story administration offices are located. Once the new building across the street is complete and occupied, the old building, adjacent parking garage and adjacent Claudia-Taylor Hall will be either leased or redeveloped. There are no height restrictions on the block.

The University of Texas is asking developers for their ideas on how to transform an entire block of downtown Austin real estate.

The property in question is known as Block 71 and is bordered by West Seventh, Colorado, West Sixth and Lavaca streets. Its total size is 1.6 acres.

Developers are being asked to include their vision for the property as part of UT’s request for qualification process. The RFQ will need a basic outline of the concept with ideas, which could include a mix of residential, offices and retail, along with background on the submitting company’s history of commercial and development projects that show they would be able to follow through.

The infrastructure and demolition plans were posted today to the city's website. A 9-story office building along with a plaza will be demolished to make way for this project.

The site plan was also posted which shows the building elevations. It's 512 feet 10 inches to the top of the mechanical penthouse screen and will have 36 floors.

This will be Austin's 2nd tallest office building - just 3 feet shorter than the Frost Bank Tower. If it were complete today it would be Austin's 6th tallest building.

We haven't seen any renderings yet for this one, but the elevations give some idea of how it'll appear.

Here's the site. It'll be a block west of the One American Center, which is 401 feet tall and two blocks to the northwest of the Frost Bank Tower. At the moment this would be the tallest building that far north in Austin. So it is going to stretch the skyline a bit.

The height has increased to 555', and we have some new renderings. The possible second tower is back in the picture. In the file linked to below the renderings there is a letter from the architect stating that a future residential or hotel project would replace the new plaza on the block.

The site prep took a major step forward on Sunday when the Ashbel-Smith Hall, which had stood on the site since 1974 was imploded.

This project went through a minor change with the FAA having a concern about its height. Oddly enough, it was only reduced by 13 feet to 542 feet tall. This will still make it Austin's tallest office building, and 5th tallest overall.

Design itself basically intact with the sloping roof ?
