It seems like condo towers are trending that way. Packing in more floors with more height because they're upping the ceiling heights. 6 X Guadalupe, a new office/condo tower here was first listed as 848 feet with 65 floors in the elevations, but there's an FAA permit saying 883 feet. We were debating why that might be, of course. Someone with inside knowledge on the subject said they're planning on adding some height to the residential floors with higher ceiling heights. It's actually a good thing since even a building with a modest number of floors could end up being quite tall. We have 7 towers in the 40+ story range - all condos, either built or under construction. It would be nice if some of them starting trending taller.

Not necessarily. If you look at that old massing diagram, the 3 lowest floors are about 33,000sf. If you built a tower with 13,000sf floor plates (similar to the massing shown in your old diagram), that adds up to another 37 floors to get to 600,000.

So it's possible that there is something really interesting architecturally and structurally going on with this tower.

Or...it's really more floors than 40 and the plates are much smaller than what was previously massed. While more likely, it's interesting to ponder what a 40 floor 1,120ft tower might look like.

Isn't there a building in Riyadh that has only 40 floors or so, but is around 1,000ft?

^They have a few buildings with wacky floor counts that are tall. The Kingdom Centre is 992 feet with 41 floors. It's the tallest building in the world with less than 50 floors. They have a building code that prohibits buildings from having inhabited spaces above a certain height.

There very well may be some kind of interesting top on this one, but condos are trending toward having higher ceiling heights now.

What I mean by change is, so far, we have only seen the breakdown of the hotel portion of the building (covering 40 floors), and only about 600,000 sf of development, for a tower that should be close to or above 1 msf. There is also said to be 108 units, for which we haven't seen the filing for..

Breaking down the floors helps me visualize what's going on....

Property buys give developer control of entire Eighth Avenue blockfront

Curtains up — on a likely huge Midtown real estate development.

Broadway’s powerful Shubert Organization has sold two precious Eighth Avenue parcels to Gary Barnett’s Extell Development, giving Extell control of a whole Midtown blockfront.

Extell paid $39.1 million, according to public records, for 738 and 740 Eighth Ave, which are the sites of a small parking lot and a larger vacant lot respectively.

The deal gives Extell ownership of the entire east side of the avenue between West 45th and 46th streets. There is another vacant lot at the block’s south end and several low-rise buildings stand in the middle.
Quote:

One building is home to Playwright Celtic Pub, a popular, four-story Irish restaurant and bar with a roof deck that’s been at the location since 2000. It’s now in the development crosshairs, but Extell’s plans are unknown. Barnett didn’t respond to requests for comment.

The empty lot at the West 45th Street corner extends all the way to the long-standing Pergola des Artistes restaurant, which abuts the Imperial Theater.

The assemblage appears to be large enough for a new building of up to 1 million square feet — perhaps more if Barnett, who is a magician with air-rights transfers, is able to transfer some from neighboring properties.

With Barnett now in control, it appears those last remaining buildings will come down, and there will be no wraparound.

This better be an epic supertall. This would be the perfect site for a new landmark tower.

This clearly isn’t 1,120’ tall and presumably, is an old, outdated design.

Obviously.

The facade is similar to an old version of another Extell development.

I saw the Fifth Ave rendering.

Did Extell end up acquiring the corner building on 47th and 5th? I don’t recall.

NYguy Sep 24, 2021 2:02 PM

This will continue to be updated until we get the full building. So far, they have updated the total floors from 40 to 51, and we can now see the 1,350 hotel rooms....

I hope that Extell builds at least this tall at the 5th Ave and 46th St site.
