Developers of the highly anticipated Museum Place recently unveiled renderings of their project to the Fort Worth Chamber of Commerce’s Economic Development Committee, officially placing the $150 million mixed-use giant on the books.

Museum Place is an 11-acre urban village just west of downtown Fort Worth, slated to begin construction by the end of the year.

Garvey said his vision is to add connectivity to the Cultural District that does not exist currently. Plans call for the re-opening of Sixth Street as a thoroughfare for area visitors.

The 11 acres will be developed in four phases. Pettigrew said Jagee has yet to begin working with local real estate professionals to lease the development’s space, but he expects to begin doing just that within the next few months.

Of the massive collection of residential development in Museum Place, Pettigrew said 95 percent will be rental, leaving only 5 percent for sale as condos and town homes.

Every building in the development will have ground floor retail with residential and office space in higher floors. Garvey said the mixed-use buildings will lend variety to the project and also provide for a steady flow of retail on every street. Some of the buildings will feature upper floors that are set back away from the streets to give the area an open feel. Sidewalks will also be wider than average to facilitate more activity, Garvey added.

The two main parking structures in the development will be surrounded by retail, residential and office space, essentially hiding the parking garages from street view. Pettigrew said the structures are hidden to further promote active streets in Museum Place.

“You can see it on streets in downtown where there are parking garages, there is no life there. There is nothing to do on a street that is lined with a parking garage, so we are solving that problem by not having a garage face the street at all,” Pettigrew said.

The project will also be designed to accommodate a light rail system, which Garvey said would benefit the city in the future.

“The light rail system is a project that would have to be driven primarily by the city, but if they should decide to install such a system, we will be ready to accommodate it,” he said.

A hotel that will house at least 180 rooms is also included in Museum Place plans, though Garvey said like the rest of the office and residential space, the specific hotel vendor has yet to be determined.

With at least one construction start by the end of this year, Garvey said he plans to have the project completed by 2010. Once online, Garvey said his company estimates $1 million per year in added sales taxes for the city in addition to an uncalculated amount in added property taxes. Garvey added that at completion, Museum Place will add about 2,500 jobs to the area.

A zoning change is required for #2, but some of the area residents don't want the taller version.

Almost all of Uptown is zoned for 240'.

ATLANTA & DALLAS--(BUSINESS WIRE)--April 28, 2006--Seeking to build on the success of its previous for-sale effort in Dallas, Post Properties, Inc. (NYSE: PPS) today announced that it has begun construction on Mercer Square, a new condominium community on McKinney Avenue in the heart of Uptown.

Mercer Square will be the third community marketed by Post Preferred Homes in Texas. It still looks like a go. These guys already own many office buildings in Uptown, as well as the Azure residential tower.

One of Uptown's biggest apartment landlords is hunting some homebuyers.

Post Properties has decided to take advantage of the demand for condominiums and construct a building on McKinney Avenue.

The $17 million Mercer Square project will be one of the first condominium projects built by the Atlanta-based apartment company.

The four-story building will have 85 units priced from more than $200,000. BGO Architects of Dallas designed the modern building with a second-floor pool and deck.

Al Coker & Associates is marketing the building, which is located at Oak Grove Avenue next to the historic Greenwood Cemetery.

"It's a great location in the heart of Uptown," said David Ward, Post Properties' executive vice president. "We think there is real broad appeal in Uptown for young professionals."

Mercer Square is Post's second condo deal in Uptown.

In early 2005, the company announced that it was converting its 127-unit Post Block 588 apartment building on Thomas Avenue into condos. That project is more than 95 percent sold, according to Post.

Even with the two condo deals, Post is a major player in the Uptown rental market.

The real estate investment trust owns 2,078 apartment homes in Uptown.

Mr. Ward said Post may decide to turn more of its apartments in Uptown into condos. But currently the demand for rental units is too high to make the switch.

"With the improvement in the rentals, the margins haven't been there to convert the next wave to condos," he said. "Today the math says rent."

High-end mall becomes Texas' largest with unveiling of $225 million expansion

NorthPark Center takes its place among the nation's exclusive malls Friday, unveiling a $225 million expansion that has been in the works for more than a decade.

The 41-year-old Dallas shopping center joins a handful of U.S. malls with anticipated annual sales of at least $1 billion. At 2.35 million square feet, it's now the largest mall in Texas and one of the five largest in the U.S., according to the International Council of Shopping Centers.

It's where new stores such as American Eagle Outfitters' Martin + Osa and J. Crew spinoffs Crewcuts and Madewell will open first. And it's a beachhead for the European invasion of hot specialty stores that include Intermix and Mango – names known by the most clued-in of fashionistas.

With the 1.4-acre Center Park in the middle, NorthPark becomes the only mall in the nation with a sizeable outdoor area for eating, playing or relaxing. "NorthPark's positioned itself nationally to be in the group of the best of the best luxury centers with South Coast Plaza in California and Bal Harbor in Miami," said Laura Pomerantz, principal of New York's prestigious PBS Realty Advisors, which negotiated leases for David Yurman, Ted Baker London and Stuart Weitzman at NorthPark. "It's a very hands-on and knowledgeable management."

Friday, NorthPark officially opens its fourth side, completing a square that forms the perimeter of an interior park. Many of the new stores, several restaurants and a movie theater will also officially open.

The addition of 1.1 million square feet has redefined the mall, which maintained its position as a favorite shopping destination even as the world around it changed.

NorthPark has been criticized over the years for having no theater, a limited number of eateries and a store mix with few choices for young people. More recently, it and other traditional malls have lost appeal as shoppers have veered toward hip lifestyle centers that offer easy access and an alfresco atmosphere.

Husband and wife owners David Haemisegger and Nancy Nasher have answered the criticisms – down to street-side shopping. NorthPark is the nation's only mall with a sizable park – 1.4 acres – in its belly.

"We've got seating inside and out so people can eat in a grove of trees or let their children run and sit and snack before or after a movie," Ms. Nasher said. "We've known what categories we needed, and we've tried to select the best of the best in each case."

Mr. Haemisegger said that until now, the center wasn't large enough to accommodate the number of stores or the depth of store selection.

"Everyone in Dallas has a piece of the pie, and no one was making the quintessential retail statement," he said. "We always thought we could do it if we had the space."

From November – when the initial Nordstrom wing opened – through the end of this year – when Barneys opens – NorthPark will add 90 stores for a total of 235. Also new is the 15-screen AMC Theater.

Stores are clustered by interest and incomes so that shoppers with a purpose can get in and out fast. Designer brands, for example, will share a corridor with fashion leaders Neiman Marcus, Barneys New York and Nordstrom.

Entrances have been added for more direct access – considered a lifestyle center advantage. This fall, with the completion of Barneys and Robb & Stucky, eight new entrances will be added to the mall's west side.

Making it a younger mall was a major goal. NorthPark now has the chains – from Hollister and Delia's to Club Libby Lu and Build-A-Bear – that have sent young people and families to suburban shopping centers.

"They run one of the most productive malls in the U.S. They wanted us, but there was no appropriate space," said Maxine Clark, chairman and chief executive of Build-A-Bear Workshop.

Now with "the broadened kids' mix and the food court, they're able to really expand its reach to more retail beyond high fashion," Ms. Clark said. "The Nashers put a huge amount of planning time, effort and money into making it an even more superior shopping venue. We like to say, 'It's pawsome.' "

The mall's marketing director, Christine Szalay, also scored a coup by snatching away the Kim Dawson Model Search competition from the Galleria.

The new NorthPark is also a date place, according to its owners.

The theaterand many of the mall's new food court tenants and other restaurants will stay open for late-night moviegoers.

Stores will have after-hours lighting for strolling window shoppers, and the valet parking doesn't close until one hour after the last movie is finished or the final call at a restaurant, "whichever is later," Ms. Nasher said.

"We'll almost be a 24/7 operation on the weekends, staying open until 2 a.m. and opening back up at 6 a.m. for the mall walkers," Mr. Haemisegger said.

Shoppers who got a sneak peek this week were enthusiastic about the changes.

"It's now the perfect mall," said Toni Brown, who drives up from Corsicana at least twice a month to shop at NorthPark and the Galleria. "I've traveled and seen many malls, but Dallas has the best options now with NorthPark, and the Galleria keeps getting better."

In the last two years, the Galleria's interior was remodeled, and it added the Grand Lux Café and a Pottery Barn. Two other additions – Grill on the Alley restaurant and a yet-to-be-named store – are also under construction.

Jeffrey C. Paisner, executive managing director of New York-based commercial real estate firm Lansco Corp., which leases many of Manhattan's robust shopping haunts, said he believes the market remains fragmented but points to NorthPark and the Galleria as the two dominant malls the Dallas area.


Luxury 'bell cow'

NorthPark gains an advantage with luxury retailer Barneys, which Mr. Paisner calls "a bell cow because a lot of retailers want to be around Barneys."

"Right now, in other places you can be around Nordstrom, Neiman Marcus, Saks and Bloomingdale's, but Barney's is a lot rarer."

Big and small retailers consider the mall important enough to launch new businesses.

Martin + Osa, targeting men and women ages 25 to 40, will open first at NorthPark and three other U.S. malls.

Dallas was chosen because it's one of the top retail markets, and NorthPark was chosen because of its expansion, said chief operating officer Chuck Chupein.

"We chose to be very selective about our initial store locations," he said.

J. Crew chief executive Millard Drexler, who headed Gap Inc. when it expanded with new concepts, said this week that NorthPark is getting the first Madewell. The store will be more casual than J. Crew, with items priced 20 percent to 30 percent lower.

Men's apparel designer Billy Reid is across from Barney's and next to the Apple store and Boss Hugo Boss. That kind of elbow rubbing is going to make a difference for his upscale men's apparel, he said.

"We wanted to be in special places," Mr. Reid said. "Executives from almost every major fashion company in luxury are walking this center right now."

Dallas residents Kelly Pruitt and Sheryl Duncan said they couldn't open their Sheke Boutique in any other mall in the market.

"It's a West Coast concept with contemporary jeans and swimwear – it wouldn't work in the suburbs," Ms. Duncan said. "We like where we are, categorized with other contemporary stores."

NorthPark's expansion is an example for how enclosed malls don't have to be dinosaurs, or second rate to street-level lifestyle centers. In great locations, they don't have to die, analysts said.

"We don't think the mall is dead," said Ms. Pomerantz of PBS Realty Advisors. "There's a place for both the street locations and the shopping centers. Neither can rest on their laurels and have to re-tenant their mix and figure out what's the next hot concept."

Galleria general manager Peggy Weaver said new retail centers from the Shops at Legacy in Plano to the Victory project downtown, together with "what we've done and now NorthPark's expansion, this all reinforces that Dallas is a shopping mecca of the Southwest.

One of downtown Dallas' oldest buildings is primed for renovation from abandoned hulk into condominiums and retail space, now that a City Hall board has approved $15 million in public subsidies for it.

Built in 1910, the structure at 500 S. Ervay St. will be converted to 321 residential units and 45,000 square feet of retail, according to Bisno Development Co., which owns the property.

The building, vacant for most of the decade, sits across Ervay from City Hall.

The Downtown Connection Tax Increment Financing District board approved the $15 million in subsidies, subject to several caveats.

One is a report from the developer about how it will fulfill affordable housing requirements.

The Dallas City Council must approve the deal, which probably will come before it next month, city officials said.

"I don't believe the project can go forward without the subsidy," said Robert Bisno, chairman and chief executive of Bisno.

"But it's a great project."

I saw that over at DallasMetropolis. That is one VERY impressive tower! With it being so much taller than the W, it almost seems like the two buildings should switch spots so they would step up in height from the freeway.

They are still excavating. Looks like they are about to pull ahead with "the House". They have been putting up new construction fences. Also (I get these confused) but looks like Lincoln's complex on McKinney Ave is about to start with their new construction fence, as well as, Harwoods new development ( they have been taking soil samples on site and a proposal for rezoning is on the site).

Uptown's luxury condo boom is getting its second wind.

Another tower will soon be going up in the Ritz-Carlton project under construction on Pearl Street - and it will be even larger than the first phase.

The 21-story Ritz-Carlton hotel and 70 condos will open in fall 2007, with a second phase opening a year later. The 23-story story Tower Residences at The Ritz-Carlton will have 96 condominiums priced from $700,000 to $8 million.

The curved building designed by architect Robert A.M. Stern will be constructed on the north side of the Residences at the Ritz-Carlton and the Ritz-Carlton Hotel Dallas, which is being built at McKinney Avenue and Pearl.

The 21-story Ritz-Carlton hotel and 70 condos will open in fall 2007.

The new building announced Tuesday will be finished a year later in the fall of 2008, according to developer Crescent Real Estate Equities Co.

The second phase will be connected to the hotel and first building with a second-floor glass walkway.

"We are pleased to bring The Ritz-Carlton lifestyle to the Dallas market and are thrilled with the response to the development and the tremendous sales in phase I," John C. Goff, Crescent's vice chairman and chief executive officer, said in a statement.

The first condominium tower in the project - located across the street from the landmark Crescent complex - has sold ahead of schedule at prices ranging from $800,000 to $6 million.

But with a handful of other high-rise condo developments planned for the neighborhood, Fort Worth-based Crescent needed to move ahead with the next building to capture more buyers.

"They had 135 reservations when they started" the first phase, said Mike Puls, a Dallas real estate market consultant. "They had good momentum.

"The high end part of the market doesn't go away where as the more price sensitive market is driven by financing and momentum."

Along with the condominiums, the project will include four "Regency Row" townhomes that will face on Olive Street.

"Our demand is outstanding and I expect phase two to be a huge success," said Crescent president Denny Alberts.

Fort Worth-based Crescent also owns the vacant block across the street between Olive and St. Paul streets where it has plans to build a Canyon Ranch spa and condominium towers. No timetable for that project has been set.

With the plans for the Ritz II project, almost a dozen luxury condominium developments are under construction or announced in the Uptown area.

Complex May Be Uptown's Missing Link
Big McKinney Avenue project envisioned as connection to downtown

A vacant block that developers hope will provide a link between Uptown and downtown Dallas will soon be sprouting a mixed-use complex.

Developers plan to build an office tower, retail space and condominiums on the 2.9 acres overlooking Woodall Rodgers Freeway and McKinney Avenue.

Lincoln Property Co. is about four months away from a groundbreaking for the complex it will construct in partnership with Dallas' Corrigan Properties.

The modern tower at 2000 McKinney Ave. will house the headquarters of Texas Capital Bank, which is already located in Uptown.

"We were looking for a significant building," said Jody Grant, chairman and CEO of Texas Capital Bank.

The bank will take about 100,000 square feet of the 445,000-square-foot building.

The 20-story tower will be the biggest office building constructed in Uptown in more than a decade.

Lincoln Property will also move its home office from downtown to the new building when it opens in 2008.

Corrigan Properties will also locate in the building.

It's the first center city office tower Lincoln has built since 1984.

"We've been working on this site for the better part of two years," said David Pettle, executive vice president of Lincoln Property.

In the meantime, construction has boomed in Uptown.

And plans have progressed to construct a park that would bridge Woodall Rodgers Freeway between Lincoln's building site and downtown.


"We wanted this project to have a presence on McKinney Avenue and the south end fronting the park toward downtown," said Lincoln's senior vice president Elliott Prieur. "The project will look like it will have two front doors."

About 20,000 square feet of retail space – including a Texas Capital Bank outlet – will be on the lower floor of the building.

And facing downtown, Lincoln will construct between 18 and 30 condominiums.

Architects HKS Inc. designed the building, which will be surfaced in limestone, concrete and glass.

Bob Mohr with Mohr Partners Inc. negotiated the lease with Texas Capital Bank.

The bank has been located next door in the 2100 McKinney tower for six years and has four more years on its lease.

"With the activity going on across the street with the Ritz-Carlton, we started looking at potential sites," Mr. Grant said. "As good as our space is in our current building, the new space will be much more efficient for us."

Mr. Grant said the bank wanted a location that provided "a striking space for our clients and employees."

While Uptown is seeing a boom in condominium and retail construction, very little office space has been built in the last few years.

But along with Lincoln, several developers are looking at office projects in the area north of downtown. Developer Hillwood also has office space in the works for its Victory development on the northwest corner of downtown.

W Hotels is coming to Minneapolis too! As of June 14th, I just heard the Foshay Tower in downtown Minneapolis which was the tallest in Minneapolis from 1929-1971 was bought by W Hotels and will be completely converted into W Hotel and residences!!! Even though this is not about Dallas, the W spread is going on big time and I have been seeing your updates of the one there in Dallas. I thought that was very ecxiting news and now you guys know where our W Hotel will be, hehehehe. It will be cool to actually be able to say at the Foshay once it's the W Hotel! :D

Here's a picture of the Foshay Tower which was built in 1928. ;)

It's 32 floors including an observation deck on the top floor and is 449 feet up to the roof and is 607 feet to the top of the antennia, it was the tallest in Minneapolis until 1971 when surpassed by the IDS Tower.

This buildings is soon to be converted into W Hotels and Residences. :D

Federal officials came to Dallas Area Rapid Transit on Monday, and this time they brought their checkbook.

In a morning full of pomp and ceremony, DART and the Federal Transit Administration signed a long-awaited, $700 million grant agreement.

The amount is the largest DART has ever received, and it represents the second-largest federal grant of its kind to any transit agency in the nation.

"Congratulations, Dallas!" said Sandy Bushue, deputy administrator for the Federal Transit Administration. "It's going to ensure more mobility for the citizens of Dallas. It's also going to ensure economic vitality, and it's going to build and strengthen the entire metropolitan area."

The federal funds will pay for almost half of the cost to build 21 miles of light rail from Farmers Branch to Buckner Boulevard in Pleasant Grove. Those 21 miles will help launch DART's planned 45-mile, $2.5 billion expansion that is expected to be completed by the end of 2013.

For about eight years, DART and the local congressional delegation have lobbied extensively for the grant.

The transit administration announced in February that it would give DART the money, but the award was then subject to reviews and congressional approval.

"This is a great day for Dallas," said U.S. Sen. Kay Bailey Hutchison of Texas, who fought for the DART funds on Capitol Hill.

Although San Antonio and Houston created transit agencies before Dallas, "DART has made up for lost time," Mrs. Hutchison said. "DART has surpassed Houston and San Antonio with its commitment to rail early on. It wasn't easy, but this is going to benefit our area for years to come."
DART's system is recognized nationally for its successful 10-year operating history and its impact on the region, Ms. Bushue said. In addition, DART helps its standing with federal officials because it can pledge more of its sales tax revenue to projects than many other transit agencies, she said.

Smiles abounded Monday on the faces of DART officials, who celebrated at Victory station. Now, the transit agency must focus on construction. Minor work has started on the northwest and southeast lines, and workers could start laying the first tracks early next year.

The first section of the new line is scheduled to open to Fair Park in September 2009. The rest of the federally funded section between Farmers Branch and Pleasant Grove is planned to open in late 2010. DART-funded extensions to Carrollton, Irving, Dallas/Fort Worth International Airport and Rowlett are expected to open between 2010 and 2013.

To some leaders, the rail line represents more than just rapid transit. DART's new rail lines will connect Fair Park, Deep Ellum, Baylor University Medical Center at Dallas, the hospital district, Dallas Love Field, D/FW Airport and northwest Dallas County suburbs.

"This will be an affordable, rapid way for workers who live south of the city to get to work," said U.S. Rep. Eddie Bernice Johnson, D-Dallas, a longtime DART supporter. "It will stabilize neighborhoods and stabilize schools, because people won't have to move around as much to get closer to their jobs."

Other leaders recognize the potential for easier commutes and increased economic development that the rail line could bring.

"There is a lot in this for everybody," said U.S. Rep. Pete Sessions, R-Dallas, who said rail lines not only help those who ride trains but also reduce the number of cars on highways. "Wherever people live in the metro area, they will have easy access to DART – and DART works."

It seems that Dallas Thread has become somewhate "stale" even though I can't imagine WHY! There is so much going on it is almost overwelming.

I am having trouble undertsanidng how to post images. So, if some one out there could, It would be great to see updates on the Hunt Oil Tower which is progressing very fast. I also saw a great rendering of it the other day. (Can't recall where). Also, the Ritz is almost toppped out as well as One Arts. Has anyone noticed the new towers going up on South Lamar Street? There's also a four-story loft condo project just off South Lamar that is framed. And the list goes on, and on, and on. I hate to say it, but I have seen all the pictures i can stand of the "W". With so much else going on . . .
