• The Atami J Project 21 is an abandoned skyscraper project in Higashi-Kaigancho, Atami. A groundbreaking ceremony was held in May 2006 and construction was planned to be completed in 2009; however, as the financial crisis hit, construction work was halted and it hasn't resumed since. As of 2024, the site still had temporary construction supports in place, including scaffolding, never removed after work stopped.

• Planned to have approximately 100 residential units.

• If ever completed, it would become by far the tallest building in Atami City, as well as the second tallest building in Shizuoka Prefecture (the tallest, as of 2026, is Act Tower in Hamamatsu - https://skyscraperpage.com/b2167/hamamatsu/act-tower).
