NEW YORK | 152 EAST 87th St. | 210 FT | 19 FLOORS

New Look: 152 East 87th Street, Upper East Side Condo Conversion and Expansion

Back in January, the Daily News reported that Gordon Haskett & Co. was set to convert and expand an old parking garage at 152 East 87th Street into a residential building, and the story came with an image for the project. YIMBY now has a few additional renderings that give a better idea as to the development’s appearance, as well as updated details, with alteration applications approved as of last week.

The squat 6-story garage will get a boost to 19 floors, increasing from 60 to 210 feet in height. Ismael Leyva will be designing, and while it was initially reported the project would have 60 units, the alteration application lists only 56 residences, split over about 120,000 square feet, for a unit average of approximately 2,150 square feet. Permits also divide the project between East & West towers, although they seem to appear as a singular building in the renderings. (more in link)

Garage To Luxury Apartment Conversion At 152 East 87th Street Gets A New Rendering

Quote:
A year ago, the Board of Standards and Appeals greenlighted a plan to transform a six-story parking garage at 152 East 87th Street into a 19-story residential tower. Now YIMBY has a new rendering for the project, which is under construction between Lexington and Third avenues on the Upper East Side.

Designed by Ismael Levya Architects, the luxury building will reach 210 feet into the air and host 56 apartments. The front of the facade will consist of four stepped, glassy boxes ranging from nine to 12 stories, and the top 40 feet of the building will be setback. A press release from development’s PR team describes the design as “four distinct townhouse volumes with metal and glass,” meant to invoke the “lantern like rooftops of some of the prominent buildings in the Carnegie Hill District.” Terra cotta and limestone will wrap around the base.

Retail will fill 23,000 square feet on the ground floor, topped by 120,584 square feet of residential space. The average unit will measure a spacious 2,153 square feet, and six apartments will be duplexes with private terraces. The developer, real estate research firm Gordon Haskett, hopes the project will fetch the highest price per square foot in the neighborhood.

The 170,000-square-foot complex will have a multilevel gym, tenant recreation room, children’s playroom, bike storage, 150 parking spots spread between the cellar and second floor.

Construction is set to wrap sometime in 2017.

The shot above is older, but this one is expected to be completed sometime in spring 2018.
