State approves far lower TIF funding related to CentrePointe
By Scott Sloan, Herald-Leader, September 24, 2009

A state board gave final approval Thursday to the Urban County Government's plan for public improvements around the CentrePointe project but dramatically reduced the amount of state money for the projects.

The city intends to make several major improvements, estimated to cost $298 million, to the Phoenix Park and courthouse area surrounding the proposed hotel complex.

I saw the high-res renderings of that, and started gagging. The old design wasn't all that great, but after the revisions they made, it came out to look a wee bit better. Still doesn't replace the oldest commercial buildings in Lexington, but I guess it is better than the grass lot with a horse fence around it. The thing about this, is that it requires the Webb Cos. to basically start all over.

Let's hope the financier doesn't die this time!

This new rendering looks like crap which will fit perfectly for Lexington. Very thankful I graduated and got the hell outta there. Lexington's downtown is one of the most pathetic downtowns I have ever seen. It's way to crowded with no signs of real mass transit, just buses galore.

^^^Too crowded? It's a downtown area! And it's one of the few that isn't cut off from its surrounding neighborhoods by interstate highways. For the size of Lexington's metro it's a pretty good downtown. 30 years ago it wasn't much more than an oversized college town. I think Lexington has come a long way, even with some missteps.

I really doubt anything will ever be built there. It truly is a shame, as Lexington could use some space to grow up, instead of out.

Oh shit! I guess someone made a few animal sacrifices, and got that whore of an old rendering replaced by this supermodel. That is stunning, and one of the best looking things I have seen proposed not just in the South, or America, but the world. I love it.

While better than the last rendering of CentrePointe, this building is completely FUGLY and is much worse than the original (isn't it shorter as well?).

This will fit in well in Lexington though. That town is scared to death of tall buildings falling on them. I have no desire to live in Lex again and I question why any developer would waste their time on that town.

Do you live in Evansville?

What is going on at ground level is much more important that what is going on a few hundred feet in the air. This building is much more attractive at street level than any of the previous proposals, and architecturally is a very attractive structure.

Height wise Lexington is decent for its metro size right now, definitely not a short skyline. Just seems like you are hating for no reason.

This proposal looks great. Hopefully they add a few more floors and make it the city's new tallest. About 35 floors, 450' would be good for Lexington. That being said, build it either way!

New design and update

Well after roughly 3/4 of a year since anything was heard after the above design was put out, a new rendering came out earlier this year. The new design has already been approved by the review board. Lexington's in-the-know groups have heard the Webbs have two banks ready to finance the project. The updated main tower calls for 28 floors and a height of 346ft and the office tower remains at 10 floors at 144ft. J.W. Marriott remains committed as the hotel, with Urban Active, Jeff Ruby's, and a few other retailers/restaurants remain committed as well. Apartments have apparently been reserved at a steady pace and with two banks supposedly lined up and wanting to finance I'd say CentrePointe has a fair shot at getting off the ground as early as the 4th quarter.
