Parking for retail along Scottsdale is fine...a little better than a massive single-use complex if that's what it takes. It might even be a little welcome to be stepped back from the street instead of next to 40 - 45 MPH traffic.

I'm not crazy about it, but it's far less harmful at that location than it would be south of the river where Scottsdale Road becomes Rural Road. In that part of Tempe, which is served by both light rail and the streetcar, surface parking should be minimal.

Reading all those NIMBY emails from entitled boomers in the Standard report makes me wonder how anything gets built at all. The "screw you, I've got mine" mentality coupled with utter dependence on cars is crazy. Places like Tempe are going to experience serious positive urbanization when a lot of these closed-minded Boomers go the wayside

Grabbed this shot when I was on my bike yesterday. South Pier is going up quickly! Won't be long until it finishes up before the Pier

Funny thing I heard recently was that a ClayCo rep said one of their top goals for the project is to beat that one to the finish line I bet that happens.

The Standard high-rise unanimously rejected at DR meeting. Haven't seen that happen in awhile but figured that would be the case here. Will be interesting to see what the developer does here as I expect they had a few back-up plans to work with.

What a load of crap. The DRC didn't even compromise on 15 stories.

I don't really understand why this project was so objectionable. There are no SFHs nearby. It's kitty-corner to the other huge projects. Why is this a problem compared to for instance the projects on University east of Rural?

The Rambler will be 14 stories when completed. The basecamp site is approved for about 28 stories I believe. So not sure what will be the issue with this corner?

The University Park neighborhood is three blocks west, and their privacy concerns wouldn't be so big for a project north of University.

anybody know the height of the Pier towers? they do make an impression on the skyline for sure.

The Pier is 283' I believe.

Thanks, Crested. Wow, I'm surprised it's not over 300' - they definitely look tall. This is exactly the kind of profile that I'd like to see more of in DT Phoenix...slender just has that taller look.

In other exciting news, looks like Dimes Cabaret located on McClintock north of the 202 is asking to extend their operating hours from 2:00 am to 6:00 am. We'll see what the DRC has to say about that.

Interesting enough I learned that the City of Tempe has an ordinance that all nipples need to be covered as it pertains to exotic dancing.

I don't think there is anything new in this story but the fact that just these 3 projects will add more than 1500 new units in Tempe is pretty astonishing.

Looks like residents have started moving in at Vero Tempe, though I detest a 7 story midrise being referred to as a "tower."

Reminder that this is 199 units, studio-2 bed, at the corner of 6th street and Novus place within Phase III of the Novus development. For some reason I thought it was mentioned that this was going to be affordable housing when it started construction, but that's obviously not the case with rents in the range of 1500-3000.

This article also mentions that an additional tenant is coming to the 777 Novus tower, with Mediterranean Shipping Co. Moving into the 6th floor. Another mention that the 700 Novus tower is ready for construction as soon as a tenant is lined up. The current commercial real estate environment has me wondering if the third planned office tower in Phase III (which would be on the NW corner of University and Rural) will ever be built or if the developers will bend and change it to a different use, they could be waiting a long time for groundbreaking on that one. Belatedly, I noticed recently that the land use plan has been removed from the Novus website, not sure if this is just site maintenance or if something else is going on there? Only speculation obviously, I'm just always waiting for more Novus news.
