This past Friday, it looked like they were getting portions of the core of the building formed and built upto the 3rd and 4th floor...soon the outer portions of the structure should hit the 2nd or 3rd and stick out above the hoarding that much more...this is what I could see from the bus.

Who cares about height, really? The downtown is already so built that any really tall building couldn't be surrounded by others without tearing a lot of other buildings down, and so it would stick out awkwardly. What we are talking about here is raising the bar on quality, and that's a big step forward. The feds went through a thirty year phase of building on the cheap that may have finally come to an end. The real test will be what they put up on the Elgin Street property.

jcollins
Feb 17, 2010, 9:16 PM
Ya but at some point don't you think they'll have to grow higher than 20-25 storeys? Particularly if they want to be right in the core. Otherwise we'll see the core spreading outwards.

Davis137
Feb 17, 2010, 10:32 PM
that building is going to go up like crazy when the podium is poured...and I agree that it'll be a welcome addition to the downtown streetscape. I also agree that the downtown, while it might not go upwards, that it will expand outward, especially south over time...

ajldub
Feb 17, 2010, 11:31 PM
Keep in mind the next big cycle will see Tunney's redeveloped, and the Booth Street complex is also nearing the end of its life cycle. Those two areas could together yield millions of office space if the feds needed it. There's just not the economic pressure for buildings downtown to be built much higher than they already are.

Wrong! Do your research and you will see the Federal gov's needs for office space for the next 5 years. Instead of them leasing space in kanata/orleans, they could have easily cut this typical fat and box like building in half, increase the height to at least 25 - 30 floors x 2 buildings on the same site. Then this would have taken care of the government's needs for a couple of years. This would more than double the square footage of what is being constructed on this site now.

But what do I know?

ajldub
Feb 18, 2010, 4:42 AM
I'll believe your research, Blue Jay. My point is they have so much vacant or redevelopable land that they don't need to squeeze really tight projects into the downtown core. So why would they?

Blue Jay. Welcome to Ottawa. Hope you had an uneventful journey up the 401. Let me explain to you the bane of our existence here in Ottawa: the federal government is concerned with running a country, not a city. That's just the way it is...

Don't forget the 75/25 mandate the Government is trying to follow WRT office space in Ottawa/Gatineau. They do need massive amounts of space, but it won't all be in downtown Ottawa because of this.

To your well established box-top skyline that must not under any circumstances exceed 20 storeys.

Isn't the reason most buildings in the CBD are of roughly the same height because of City-imposed height restrictions? That's also why further south in the CBD (like Laurier), buildings are generally taller than on Queen or Albert: the slight downward slope heading south in the CBD allows taller buildings without affecting the height of the skyline. The only exception to this is Place de Ville, which created a storm of controversy when it was built because it (especially the ugly 29-storey Tower C) slightly exceeds the height restriction. (The objective of the height restriction is to allow the Peace Tower to dominate, but as we all know this isn't the case anyway.)

My point is, the debate about market forces (or the federal government) affecting height is actually irrelevent when it comes to Ottawa's CBD. Most newer buildings are either at, or close to, the allowed height limit. The only way we will see significantly taller buildings is if Ottawa's by-law changes, and without public pressure to do so that is unlikely any time soon.

jcollins
Feb 19, 2010, 10:42 PM
Don't you think that market forces could help people step back and look at that by-law and determine if it's a good thing or not?

Don't you think that market forces could help people step back and look at that by-law and determine if it's a good thing or not?

I'm not sure I understand the question. Obviously, if left to market forces we would almost certainly have a taller skyline since its in developers' interest (bottom line) to build higher in the core. I don't know of any recent public opinion polls done about this subject, but I suspect most Ottawans probably wouldn't care one way or another about height in the core. The few people who live there already live in high-rises, so they likely wouldn't put up a fuss if they got taller neighbours.

For me, if increased height would improve the quality of architecture in downtown Ottawa, then I'd be for it for sure. For now it looks like we'll have to be content with buildings like the new 19-storey EDC building, which is arguably better than some other office developments in Ottawa, but hardly awe-inspiring.

Ya that pretty much answered the question.

I just meant, will the market eventually make people realize the by law might not make sense and will it cause them to push for it to be gotten rid of?

One thing I'm curious about is why most of the buildings in Ottawa have a concrete core or skeleton or whatever you call that. I live in Taipei and everything here is built using steel. They go up SUPER fast, as I'm sure you guys know. One minute the building is on the third floor and the next thing you know it's towering overhead. Just wondering why we don't use more steel frame construction in Ottawa?

Aylmer
Apr 6, 2010, 11:26 AM
Cost, I'd imagine. Whereas steel is resistant to earthquakes, concrete doesn't but it is much cheaper to get. If they had the choice in Taipei, I'm pretty sure they would chose the latter.

Agreed. I'm especially happy to see it get built right to the sidewalk - no BS "green space" or "plazas" of no significance that only detract from the urban experience.

To clarifiy, I'm all for meaningful green spaces and plazas, but won't be fooled by pathetic imitations.

Well there is a surface parking lot between Fuller Building (75 Albert) and 66 Slater that would be great to be vanished - I know there are talks of demolishing 90 Elgin for a newer building but it might be awhile.

Then there was something proposed (I've read here) less then a block away on Slater near Bank but I don't know the latest on that one.

The marble and granite cladding looks great so far, but don't we have aging problems when it comes to these materials (see L'Esplanades Place and FCP in T.O.)? I guess most of the tower will be glass and the granite will be a bit inset so, hopefully, it does not weather too much or too quickly.

Looks like there is maybe 3 floors left to go vertical, and it's amazing that they are already installing the glass outer fascia to 3 levels of the main tower now too...great progress, and great photo updates!

It appears that they are starting on the mechanical penthouse slab today. Probably no surprise height increase coming at this point :( . Oh well, at least architectural it has some appeal and fills in another block.

Cheers,
Josh

I love how big this buidling is...to bad they didn't make it 10 floors taller. What it lacks in height, it certainly makes up for in aesthetics...

I couldn't tell what they were doing - washing? cutting? Anyway it seemed to involve a lot of water.

I glanced at EDC while on the bus on Slater today... did my eyes deceive me or were the hoardings going down?

I don't know about the hoarding, but I noticed they took away the construction trailers on the weekend, making the building much more visible from Slater.

When I first saw the renders for this building, I thought that the indentations were purely for aescetic purposes. Seeing it under construction, it seems that one of them might have been included from the get-go to make it easier to place the crane. Cool.

Forgot I had taken these photos. They are from August 1, 2010. Taken by me from the Merlot Grill atop the Ottawa Marriott. EDC's not very tall but it's definately visible from a number of prominent locations.

Ok, now that I've seen that vantage point, and a few others on here, they totally could have made that building 29 stories or more, instead of the 19 it ended up as. It wouldn't mess with ANY planes of view, wouldn't add any more shadow or wind tunneling than the surrounding buildings might already do.

I think it looks great, and I'm happy with the overall result. Just wish it was taller. Ah well, there's always Tribeca and others for that...

Pour Vous. Dirty edit, but it shows what it could have been. My guess its about 35 Stories.
