Winnipeg | The Refinery District

An interesting development that is over 50% completed, the Refinery district is located north of Bishop Grandin, West of Pembina Hwy. It's interesting considering the project is cut up by vehicular traffic to Pembina.

It is also fenced off from the southern most part of the Fort Garry Industrial area. However, the Plaza Drive BRT is easily accessible, and it has a bike route going from Scurfield, to the Pembina Highway area.


There is something about the project being like a cul-de-sac that makes it appealing. To get to Pembina by Vehicle, one would have to drive west, near the Goodlife fitness, take the street north, until Chevrier Blvd is reached.

I have some photos of the area I took while cycling in the area last night. I will try and post them.

Description: The Williston Refinery is senior living with independent living, personal care, and resort-style amenities. It is marketed as "all-inclusive" with services like housekeeping, meals, waste/recycling pickup, and access to common venues/rooms at no extra rental fee. Pricing starts from approximately $3,000 to $8,200 per month (depending on the unit and care level).
Phase 1 is proposed to include: 135 Assisted Living Units in a combined 4 and 6 storey building on the westerly portion of the property. 115 vehicle parking stalls including 78 underground and 37 outdoor.
Phase 2 is proposed to include: 115 independent apartment units for older adults in a combined 4 and 6 storey building on the easterly portion of the property. 84 vehicle parking stalls including 51 underground (with room for possible 73 additional stalls) and 31 outdoors.

Description:The developer is proposing a 12-building, 170-unit townhouse development on a 200,479 square foot vacant site at the northwest corner of Newmarket Blvd and Ballantrae Dr in the Chevrier neighbourhood. The project consists of two- to three-storey townhome buildings arranged around an internal parking area, with the majority of units oriented to face public rights-of-way or the privately owned Refinery Way. Lots of new multi-family housing being built in this location, happy to see it. Would be better if the area was more walkable but the density is decent. Lots of 6-story buildings.

It's insane how 6-7 years into this development, a dedicated thread has finally opened up for this new neighbourhood.

There's only a path that connects to the Blue Line, while Transit has Community Route 649 that goes through Newmarket Blvd.

^ that might the common room or gym. My inlaws do have a suite in their block very similar to that, it's one of the "affordable" suites that are heavily subsidized.
