Yup, totally. I'm coming up on my 5th year living here on 3rd. It's really been an amazing place to live. I'm thinking of moving soon, but wouldn't give up these years for anything.

holy shit look at the street view of this area from 2007 to now

Looks like a whole city was built.

Also the gas prices weren't that bad, the lowest was at $2 and the highest $4, pretty standard for gas stations around highways, in Philly.

545 N Broad with a completed facade and lighting. this is definitely growing on me and will only be better when it fully comes to life. I'm also really looking forward to its off-beat and archy neighbor at 619 n broad - though there's no notable action there right now

Wow that is wild. With all of the building going on just north of this (Southern Northern Liberties?) I wish the city/Mural Arts would clean up and light the tunnels under 676 better. 2nd and 6th are the worst of them around here. 3rd, 4th and 5th just need better lighting.

Nice, I always thought those apartments were PHA. Glad they are keeping the helping hands building, it's nice...Now if they could just figure out Kearny, I was reading NL feeds 3 different catchments for elementary, surely is the biggest headwind for the neighborhood.

Not development related, but the highly anticipated Flower Show returns to the Convention Center on March 4-12. Hopefully it brings big crowds into the city.

All - another reminder. This thread is for anything UNDER 12 FLOORS. Anything over 12 floors goes into the Highrise Development Thread if there is no thread for that project yet. If there is already an individual thread for that project, any news, photos, etc. go into that project's dedicated thread. All news and posts regarding 700 Chestnut Street have been move to it's thread here:

Seven Stories Sneaking up at 1100 Ridge Ave. in the Loft District

Quote:
When we arrived, we found ourselves at 1100 Ridge Ave., a triangular parcel bounded by Ridge Ave. to the northeast, N. 11th St. to the east, and Hamilton St. to the south. This site was previously home to a surface parking lot in this occasionally lost corner of the Eraserhood.

After doing a bit of digging, we have a much clearer idea of what’s happening on this corner. Look for 30 units over seven floors, with commercial space on the ground level above underground parking. The design from Parallel Architecture Studio consists of a contemporary look, with multiple colors of paneling making up the facade over the decorative first floor awnings. The parking access will be via a steep driveway along Hamilton St., keeping Ridge Ave. and 11th St. open to the flow of both pedestrians and vehicles.

A New Dish Will Be Served Up at 3rd & Cherry in Old City

Quote:
130 N. 3rd St. sits at the southwest corner of 3rd & Cherry and has been a one-story building for over 70 years after the original structure was demolished. Formerly home to a number of different businesses – including John’s Place back in the late ’70s – this stucco building and surface parking lot were most recently home to La Locanda Del Ghiottone, a lovely little Italian spot that closed in the last couple years.

Things will likely look very different here in short order. Zoubek Properties recently purchased the building last summer and is proposing a five-story, mixed-use project to take its place. Gnome Architects has designed a tall, narrow edifice for the slim lot, which would cover nearly the entire footprint of the property, surface parking area included. This proposal would feature four three-bedroom units on the upper floors, with commercial space on the ground floor along 3rd St., with four garage parking spaces included along Cherry on the first floor. Each unit would feature front and back balconies, along with a roof deck, offering what would likely be amazing views. The design features dark brick and masonry, with a curved cornice creating a modern take on the historic cornices that abound on the block.
