The project is slated to include three six-story office buildings and is adjacent to Google's planned, 6.5-million-square-foot transit village and to Diridon Station, which consists of Caltrain, VTA light rail and the ACE train and planned BART and high-speed rail lines . . . .

Boston Properties is demolishing existing single-story buildings and parking lots on the project site and relocating utilities off site. It expects to finish clearing the site by the first quarter of 2020, Sherman Chan, senior vice president of CBRE, told the Business Journal this week.

. . . construction on the project, which is fully entitled, can commence once the site is cleared and that it will take about three years. He said the buildings are designed to accommodate either a single high-tech tenant or multiple high-tech tenants due to its floorplates, which range from 25,000 to 90,000 square feet, 16 outdoor terraces, 15-feet floor-to-floor ceiling heights and its amenities.

The sleek complex is planned for the site of the existing Charles Davidson Building.

“It’s a risky business and I’m glad Gary and his partners are willing to take on the challenge like I did many years ago,” said Charles Davidson, who in 1985 developed the building that now occupies the site.
A new office building downtown, with potentially 4000 new employees working downtown.

Us people from San Jose know.. LOL. But anything over 6 stories is "tall" for us and I know it's pretty disappointing to other people

"Google is eyeing north San Jose’s Assembly at First tech development and is planning to lease a big chunk of space in the complex, according to several sources who are familiar with the Silicon Valley property market.

Mountain View-based Google is said to be in talks to lease as much as 800,000 to 900,000 square feet in Assembly at First, according to the real estate sources with knowledge of the transaction.

If the Assembly at First transaction is completed in the size range that has been reported by a number of knowledgeable sources, the deal could pave the way for Google to fashion its fourth major campus in San Jose alone."

The East Bay Times reports on the official groundbreaking of 200 Park, to be built on speculation:

The new office building is expected to rise 19 stories.

“It will soon be the newest and tallest office building in downtown San Jose,” said Matt Lituchy, chief investment officer with Jay Paul Co.

The building, which was designed by Gensler and is being constructed by Level 10, could potentially accommodate 3,500 to 4,400 workers.

Class A office rents — rents for modern office buildings — in downtown San Jose averaged $4.74 a square foot in the first quarter of 2019, up 14.5 percent from the same period in 2018, Newmark Knight Frank determined.

Rental rates in downtown San Jose are rising slightly more quickly than in downtown Oakland. However, San Francisco’s office rental rates have galloped ahead of those in the downtown districts of San Jose and Oakland. During the first quarter of 2019, San Francisco’s monthly office rents were $7.26 per square foot, up 19 percent from the year before, according to Collier International research. Downtown Oakland office rents were at $5 per square foot a month, up 14.2 percent from one year earlier, Colliers reported.
To be honest I think a lot of this includes speculation about the effect of having BART stations open there in 10-20 years. But there has been a significant increase in rents recently, about 5 years ago rents were about $3/sqft/mo for class A space, now it is about $5/sqft/mo. Jay Paul and a few other players have been heavily investing, and it is a welcome move IMO, as the big office parks they were building in Sunnyvale have worsened traffic, and increased car dependence in the valley. Having office parks near transit, like these office buildings by Jay Paul, and when it gets built Google, will have a positive impact.

Though I don't think that office complex that Google is leasing in Brokaw and Bering ^^^ will lead to that. But I can't blame them, they got a lot of protests from trying to move to downtown, while, the office parks in North San Jose, Sunnyvale, Santa Clara, Cupertino etc are never protested.

A developer bought up the parking lot next to AT&T building, the AT&T building is the old 6 story telecom building without many windows, and the parking lot next to it are kind of an eyesore. A new building here would likely be a good addition.

Preliminary plans submitted for 28-story mixed-use project in downtown San Jose
Urban Catalyst has submitted preliminary plans for its property at 147 E. Santa Clara Street. Located across from city hall, and 100 yards from the future Bay Area Rapid Transit (BART) station, the project is expected to include 20 stories of residential with 300+ units and 4 stories—120,000 square feet—of office space, as well as 4 stories of parking. Possible amenities include a flexible community space for residents. Currently a Chevron gas station, the land is pre-zoned and pre-general planned for mixed use.

“Fostering a more connected community, this transit-oriented development will offer housing and office space within walking distance of downtown amenities,” says Urban Catalyst founder Erik Hayden. “Close to restaurants, businesses, San Jose State University, VTA light rail, and the planned BART station, this project is the true definition of transit-oriented development.”

Urban Catalyst is partnering with Vahe Tashjian, managing director of Dutchints Development, on this project, and is coordinating with Urban Community founders Gary Dillabough and Jeff Arrillaga on the user experience for this vertical community.

Thanks for the posts on 1 N 1st (former JC Penny), Gilly. I worked in that building 1988 - 96, have a sentimental interest, and your coverage is far better than SVBT or the Mercury.
