KDC is partnering with Westdale Properties to develop The Epic mixed-use project in Deep Ellum.

The Epic (rendered here) TOD is right on the DART line and will include residential, office and a hotel. The Epic will have 250k SF of office and a hotel in a historic 100-year-old brick four-story building. The office will be right on Good Lattimer and Elm Street. Bill says more details are forthcoming, but he can’t release too much info just yet.

Update:

KDC's CEO, Steve Van Amburgh, stated they are in discussion with prospective tenants:

“We are talking with one group today that thinks this is the optimal location for them.

“We have a couple of discussions going on for 150,000 to 200,000 square feet of office leasing in Deep Ellum,” Van Amburgh said. “We might build 300,000.”

The mixed-use development is called the Epic and includes a 150-room boutique hotel, retail and 300 apartments.

StreetLights Residential would build the apartment tower.

CBRE is marketing the office building to tenants. KDC won’t build the tower on a speculative basis.

Construction starts on Deep Ellum apartment tower on the edge of downtown Dallas



Project Location

StreetLights Residential is building the 26-story, 310-unit Hamilton building on Elm Street just east of downtown. It's part of the mixed-use Epic development.

The brick apartment tower includes ground-floor retail.

The new Hamilton tower will join an office tower — already under construction — and a luxury hotel in the 8-acre project.

Architect Looney Ricks Kiss designed the apartment building.

StreetLights chief operating officer Roger Beless said the first apartments in the tower should be ready by the end of 2019 or early 2020.

The Epic development is a project of Westdale Properties, KDC, StreetLights and Vine Street Ventures. It includes restoration of the historic Knights of Pythias Temple at Elm and Good-Latimer, which was built in 1915.

Project Location

The new Deep Ellum hotel being built in the historic Knights of Pythias building will be operated by Kimpton Hotels and Restaurants.

The 165-room luxury hotel is part of the Epic mixed-use development being built at Elm Street and Good-Latimer Expressway. The hotel project — which just received $2 million in city tax incentives — is set to open in mid-2020.

"We've been searching for the right opportunity in Dallas," Mike DeFrino, chief executive at Kimpton Hotels & Restaurants, said in a statement. "Deep Ellum's vibrant culture, renowned art galleries and incredible concert venues are a perfect match for our unique take on boutique hospitality."

The San Francisco-based hotel operator now operates more than 60 hotels and 80 restaurants and bars in the United States, Europe, Caribbean and China.
