100 James Street South | ? | 30 fl | Proposed

Info:

- A development by J. Beume Real Estate, the same developer as the recently completed 123 James Street North.
- Located at 100 James Street South, right next to The Connolly.
- The building will be an addition to the existing 2-storey GE Building that was built in 1947. The GE Building was originally built to accommodate an additional 6 floors of office space when more room was needed.

^True, though I've always felt that 100 James South is Hamilton's finest 1-storey structure...for what it's worth.

If Mr. Beume keeps this up, Hamilton is going to have some excellently rounded corners. I was wondering when this would happen. Thrilled.

I doubt he'll do much at James and Wilson until whatever is happening at the Tivoli is firmed up.

Anyone have any idea when this is planned to happen? I have a lot of confidence in this, seeing as Beume actually built the building on James.

Image file name is Hunter Suites. Looks to be 30/31 floors plus a mechanical penthouse. My guess is this is extremely preliminary.

freaking gorgeous...imagine if a new version of the Connolly gets built next door too? Love it.

On Lintacks website I see 2 other new projects, but no images - Pearl Apartments and Charlton Ave W apartments.

All office space? I'm guessing not, unless we scored a huge tenant.

I'm guessing it'll be a mixed used building, office and residential units.

Just pulled up Google Earth to look at the stupid escarpment height stuff.
The corner here of James/Hunter is 96m above sea level. 1 Belvidere overlooking this part of downtown on the escarpment is 194m.
So, this thing has 98 metres to work with.

Using the detailed elevations from TV City, that project had a height of 97m at it's 32nd floor.

So, assuming this proposal has similar ceiling heights, it will pass the 'escarpment' test.

However, one caveat - the city is using artificially low numbers for their official escarpment height. I assume they are doing this on purpose since it's not really difficult to figure out. If one uses Google Earth or any other elevation program and simply scroll along the various backyards overlooking downtown the height constantly comes in at 194-196metres.

But hopefully the OMB blows up some of this red tape later this year.

Promising.

There are many parking lots and underutilized properties close to the GO Centre, on both sides of the tracks... more of this should start to happen as the RER plans roll out, depending on what the Ford gov't does/doesn't do with that.
