Revealed: Hudson Exchange West

The first renderings are up for a new project in Jersey City dubbed ‘Hudson Exchange West,’ and the images come from the site’s architect, Perkins Eastman. Plans for the building are apparently the first aspect of a six-block development that will completely transform the surrounding neighborhood, though at this point, the developer is unknown.

Hudson Exchange West is located directly to the west of The Monaco; the third tower of that development, dubbed The San Remo, is also about to begin rising. While piecemeal action is beginning to make a real difference in the neighborhood’s urban transition, the conversion of a significant swath of parking lots will greatly accelerate the process.

With 625,000 square feet, Hudson Exchange West will be quite large, though the current boom in Jersey City is no stranger to bulk; several of the city’s newest projects will have over 1,000 units, including the greater plan for Hudson Exchange. Still, the aesthetics at the project are somewhat of a departure from typical glass towers rising nearby, and “the reflective glazed brick surface folded upon by layers of burgundy masonry explores a new sophisticated relationship between [the building] and its context.”

I've completely lost count of all the projects in Jersey City.

On a per capita basis, I assume there's more highrise construction activity in Jersey City than in other city in North America.

If the Teachers Village in Newark,NJ becomes what it truly could be, the next JC might be Newark. That is one city that has godly potential given the location and mass transit options. I could just imagine a highrise lined Broad Street. I'm sure as JC becomes more expensive, residential projects will happen in Newark. Along with hopefully more office development.

There are also numerous projects being considered for Englewood Cliffs/Surrounding Area. The NYC boom is definitely spreading to Jersey and its Gold Coast.

Although I expect fierce NIMBY opposition given the area. LG is planning a new headquarters there, and it might become a catalyst for development.

Its already happening the development of the Palisades. Slowly but surely.

Yes I agree. That area is just too guarded. Even politicians have become involved. Even with the LG Development, the neighbors along with various politicians are fighting to lower the height. Its not even 200ft, yet facing fierce opposition. Time will tell in terms of development.

There was a meeting on Tuesday night(I think a planning board session)updating on the Hudson Exchange/ Metro Plaza plan.... from what I saw there will be 12 towers ranging from 35-40 stories each with the first one on the site that is now Pep Boys. Also going for certain is BJ's and probably Bed, Bath and Beyond. Either ShopRite or another large grocery store will likely be incorporated into the base of one of the towers. There also will be a sizable public park. There will be 5,700 units of residential when complete.

The mayor is highly pro-development. He will definitely try to make this happen. This, along with the Casino project. We may be looking at several 150m skyscrapers going up.

Developers behind a planned 35-story residential tower in the heart of the Downtown will receive $40 million in state tax credits for the $223 million project.

The state tax deal, approved yesterday morning by the state Economic Development Authority, will pave the way for 85 affordable units, 20 percent of the building's 421 total, according to developer Abe Naparstek.

Market-rate rents for the building are expected to range from $2,325 for one-bedroom apartments to $3,500 for two-bedroom units. Rents on the affordable units will range from $954 for one-bedroom units to $1,194 for two-bedroom apartments.

Construction on the first building is expected to begin in August and wrap up by the end of 2017. Plans include 10,126 square feet of ground-floor retail space and a 144,253-square-foot parking garage with 264 parking spaces.

I was looking at some recent aerials of JC, and I gotta say, it is getting dense as hell. Its always been a high rise node for NJ, but with so many towers rising, its the "Miami" of NJ.

Well, we could also say a spillover of Manhattan. In terms of aesthetics, the integration of Dobro, Lower M, and JC is creating a Hong Kong effect for the Harbor. Brooklyn now needs to get its supertall to complete it. Soon, both the East and Hudson rivers on BOTH SIDES will be lined with skyscrapers and highrises.

I think JC is still held back by the PATH though. As much as developers are building, adding tens of thousands of new residents to the Downtown area, the PATH continues to lumber on like an old geriatic dog. For the Western side of the Hudson to become really developed in a true 'hong kong' style, we really need to improve the mass transit (subways) under the river.

PATH is a busy little subway system, but let's not forget it carried even more folks 80 years ago than it does today. It's nearing capacity but not yet at capacity.

There are two schools of thought. One is you have adequate transit infrastructure in place before you allow growth and the other is you're in a react mode, adding transit capacity after existing infrastructure hits critical levels. Obviously the former option makes more sense, but you'll likely be waiting forever. It's the crisis situations that usuallyget the federal funding.

I say build in Jersey City and FTA will be forced to improve trans-Hudson transit capacity rather than funding shitty streetcar networks in Kansas City.

Agreed. PATH is packed at rush hour and they are running what seems like max capacity trains at those times. 7 Train extension would help to Hoboken and maybe hook up with the light rail somewhere around there.
