If the Teachers Village in Newark,NJ becomes what it truly could be, the next JC might be Newark. That is one city that has godly potential given the location and mass transit options. I could just imagine a highrise lined Broad Street.

I'm sure as JC becomes more expensive, residential projects will happen in Newark. Along with hopefully more office development.
There are also numerous projects being considered for Englewood Cliffs/Surrounding Area. The NYC boom is definitely spreading to Jersey and its Gold Coast.
Although I expect fierce NIMBY opposition given the area. LG is planning a new headquarters there, and it might become a catalyst for development.
Its already happening the development of the Palisades. Slowly but surely.
