City Facts:
Danbury, Connecticut is located about 60 miles Northeast of New York City. According to the Census Bureau,
as of the 2011 estimation, Danbury has a small population of around 81,700. As of the 2007 census estimate,
the population of the Danbury NECTA (metropolitan area) was 162,700. Most of Danbury's bordering towns use
Danbury's recourses for daily errands. In the past few decades, Danbury has experienced a rapid population growth;
the population was only 65,600 in 1990. Danbury was also formerly called the "Hat City" because at one point,
it was the center of the hat industry. Danbury once produced 25% of America's hats! But more importantly, the
current Danbury is rapidly growing and reinventing itself. The United States is slowly redeveloping its economy
and so is Danbury. First off, I will be presenting the current buildings Danbury has to offer. Since Danbury is rather
small compared to its siblings down south along the Gold Coast (Stamford, Norwalk, Bridgeport, New Haven) and
its mother (NYC), I will be listing buildings with a minimum of 4 (or 3) stories with a minimum height
of 45 feet. In such a small city, even the small buildings make a difference visually.

Amtrak's plan calls for one of the seven stops on the northern half of the route to be built right here in Danbury.

Here is some more information on the project!

This is taken from the HVCEO:

PHASE 1 Phase I service expansion adds additional peak hour shuttle service, additional midday service, and an additional reverse commute. This phase calls for more intensive use of the two shuttle trains currently in service on the Danbury Branch Line and the purchase of one additional shuttle train.

In Phase 1 total daily train trips rises from 22 to 31. This investment is estimated to attract 400+ daily new riders. Costs are $5.3 million for capital and $1.3 million for annual operating. To allow for ridership growth, there is then a gap of three years before the Phase 2 Branch Line service expansion described below is implemented.

PHASE 2 Danbury Branch service expansion, scheduled for year 7, builds directly upon Phase 1. It calls for one new through roundtrip to NYC, additional midday service and an additional reverse commute. This phase is projected to attract 242+ daily new riders, in addition to the 400+ attracted by Phase 1.

In this phase the number of train trips rises from 31 to 38, accomplished via more intense use of the three existing shuttles and the purchase of one additional equipment set for the through train. Phase 2 costs are $12.9 million for capital and $.9 million for annual operating.

PHASES 3 to 5 An additional three expansions, Phases 3 to 5, would extend rail passenger service to a new station near I-84 in northern Danbury, then further north to New Milford, CT. Estimated new ridership is 559. As an historical note, passenger rail service was last operated north of Danbury to New Milford (and on to Pittsfield, Mass.) in 1971.

By restoring service to New Milford, the Norwalk to Danbury Branch mileage of 23.6 would be extended another 14.3 miles, to 37.9. Of critical importance, this is the direction of rapidly growing commuter flows in Fairfield and southern Litchfield Counties.

Currently, the project is in Phase II and construction on the existing railway infrastructure is being worked on:

The Residences @ Laurel Hill (40-64 Laurel Hill Rd.) and Laurel Hill Townhomes (57 Laurel Hill Rd.) have been approved by Brookfield Zoning Commission and are scheduled to break ground next spring (of 2013). Those with more information on the project, please fill me in! These will be some of the very first new developments associated with the Four Corners Revitalization.

Nearly a thousand housing units, from luxury apartments to townhouses, have been built in an area known as "The Reserve," a 545-acre planned neighborhood development that hugs the New York state border along Interstate 84. Another 1,112 luxury units are planned for the section of the Reserve known as Rivington, where more than 300 units have already been built.

Details emerge about $70 million Kennedy Place deal

More details emerged Friday about the potential for a national developer to complete the long stalled Kennedy Place housing project in the city’s downtown.

Local developer Dan Bertram, a principal with the BRT Corp. that owns the property, confirmed in August that a national developer was interested in the project and that negotiations were ongoing.

On Friday, Mayor Mark Boughton said a group of private equity investors financing the deal had visited the city last week to look at the site and speak with area officials.

He added that the deal is worth about $70 million and a developer, “who is bigger than Avalon” is committed to the project and wants to build 367 high end luxury apartments on the site with “lots of amenities.”

In 2007, the project was approved to create for 589 housing units on the 10-acre property that sits between Kennedy Park and Rose and Main streets. The site once was home to the Danbury Mall and later the manufacturer Amphenol.

The project never got underway, however, because of the crash in the housing market resulted from the Great Recession that hit about a year after the approvals were in place.

The housing, Boughton said, would be a big boon for the city’s downtown by having people with disposable income living within walking distance of Main Street.

McCarthy is also representing the Ridgeview condo complex currently under construction in Danbury on Clapboard Ridge Road. While the buildings have yet to be completed, McCarthy said they've already sold several units in the development.

"People are coming back to buying dirt and air, they are putting money down on something that hasn't been built yet," she said. "That's something we haven't seen in a long time."

Paul Scalzo, the president of Scalzo Group Real Estate Services, said development along with city's west side, particularly the Rivington complex under development by Toll Brothers, is helping to drive the area's condo market.

The complex, which is still under construction, includes luxury townhouses, flats and carriage houses can cost as much as $500,000.

DANBURY -- Details of a housing proposal by a national development firm that could invest $70 million in the city's downtown were unveiled Tuesday during a City Council ad-hoc committee meeting. The project is being touted as a key to downtown revitalization.

The focus of the meeting was on whether the city would offer a seven-year tax deferral on property improvements once the project is completed.

The project had been approved under the name Kennedy Place. But that 586-unit development by the property owner, BRT Corp., stalled when the recession hit about five years ago. Daniel Lee, a director with the Virginia-based Greystar development, said his company wants to take over the project and to build about 375 market-rate apartments with amenities such as a clubhouse, a cyber cafe, pool and a fitness room.

"We believe in this project and we believe in downtown Danbury," Lee said, adding Greystar is one of the largest property management firms in the nation and has signed more than $1.7 billion in development deals in the past two years.

The Kennedy Avenue proposal would include three, three story main buildings, Lee said, with mostly one-bedroom units and some two- and three-bedrooms apartments. Estimated monthly rents range from $1,800 to $2,600, he said.

Lee said company officials were attracted to the property because of its downtown location, easy access to major transportation hubs including Metro-North Railroad, and the pedestrian-friendliness of the location.

The mayor and CityCenter Chairman Tom Devine said the project would lead to interest and development downtown and attract new retailers to Main Street.

Dan Bertram, the principal with property-owner BRT, said Greystar has a great reputation.

"We are very excited to have Greystar involved in the continuation of the urban renewal of downtown Danbury," Bertram said. "We love their approach to the project and we are excited to see it moving forward."

Lee said Greystar hopes to start construction next year.

DANBURY -- Officials with Caraluzzi's Market, a locally owned grocery store chain for more than 60 years, are negotiating to open their first store in the city, along Mill Plain Road.

Mark Caraluzzi, president and chief executive officer of Caraluzzi's, said they want to buy a parcel of vacant land on the western end of Mill Plain Road for a new store.

It would be the fourth store the company has opened since it started business in Bethel in 1949 as the Bethel Fruit and Vegetable Market.

Caraluzzi said while the plans are still in the exploratory stage, he hopes to build a Caraluzzi's Danbury Market along with a Caraluzzi's Wine and Spirit Super Store on Danbury site, 102 Mill Plain Road.

There could also be room in the new building for a few other tenants, he said.

Growth in the western side of the city, including thousands of condos under construction in an area commonly referred to as The Reserve, off Old Ridgebury Road, will generate the need for another supermarket in that area, Caraluzzi said, especially one owned by a local family.
