Moscow, Idaho-based Emsi to build new company headquarters

“Over the past 20 years, Emsi has grown into a software company with a profound impact on the economic development industry across the United States,” Tom Kealey, Idaho’s commerce director, said in a statement. “We are excited that Emsi has decided to remain in Idaho and expand its headquarters.”

I work one block away from this building. It will not be done this spring. Work IS progressing, even with COVID-19, but in my non-construction experienced opinion, the building won't be completed until July. At the earliest.

My estimate was pretty accurate. Here we are on July 17th and there is still work to be done before this building is completed. Here are some pictures from this afternoon. I might be able to get into the building soon and will share any pictures I take!


The earliest that the "hotel" portion of this condo building is open for reservations is next month (August 21st). We'll see if they push that back as I could see it not being ready until mid-September...

Wow, what news to wake up to on a Monday morning! I will be following the progress of this project closely. There is a strong likelihood that this original plan of 3 towers of up to 195 feet in height (each tower) will be modified. 195 feet would mean towers that are 16-18 stories high. I wouldn't be surprised, in the end, if we end up with 2-3 towers of 6-8 stories high instead. Just my guess...

Another new project (already approved and now under construction). It will be 5 floors and will face the pond in the Riverstone Development along the Spokane River.

The growth in Kootenai County will be continuing into the foreseeable future...here are two articles, with some conflicting information, about a new housing development located between Coeur d'Alene & Post Falls. The land is located in both cities' areas of impact and, in my opinion, I could see each city annexing a part of the land, with Huetter Road acting as a formal boundary between the two cities.




The first article (from the Spokane Journal of Business) mentions 1,040 acres with 2,000 possible housing units and around 4,500 eventual residents.

The second article (from the Coeur d'Alene Press) mentions 1,050 acres with 4,500 possible housing units and over 11,250 eventual residents. I believe the number of housing units listed in this article is wrong and it should have said 4,500 residents.

Somewhat related to my last post about a new 1,000+ acre housing development that is located between Coeur d'Alene and Post Falls, there is a proposal on this year's election ballot in Kootenai County regarding a new $50 annual vehicle registration fee.



The fee would help pay for a $7.5 million regional traffic management center (similar to what Spokane and Boise currently have) but the bulk of the money would be used to build a limited-access freeway running parallel to Huetter Road from I-90 north, past the Cd'A Airport, and connecting to US-95 north of Hayden. This project has been talked about for 10+ years. It would help relieve north-south traffic in Coeur d'Alene on US-95 and in Post Falls in state highway 41. The current estimated cost is $295 million, with the proposed new vehicle registration fee covering $88.5 million of that.

The Hagadone Corp. brought a proposal to construct the high-rises to the city’s Planning Commission earlier this month, and the commission’s members enthusiastically and unanimously agreed to move it forward.

With approval from the commission to modify an existing limited design planned unit development, Hagadone can add about 2½ acres of land to the 163-acre site of the Coeur d’Alene Resort Golf Course and move forward with the design of the towers.

Hagadone’s plan would also dedicate a third of an acre of public open space adjacent to the Fernan Creek Pond, adding a spur from the existing Centennial Trail along East Coeur d’Alene Lake Drive that would connect users to a fishing pier on the pond.

There is not really much to update. I'd expect this to move at a glacially slow pace. The plans are to construct three separate 220 foot towers with a combination of 275 hotel, condo, and apartment units. No construction value listed. It is tentatively referred to as the "Ashton." Each tower, as currently planned, would be somewhat larger (taller) than the recently completed One Lakeside building in downtown Cd'A.

This development spans 4 acres. It has received land use approval from the city's planning commission but still must go before the city's design review commission before permits are approved. The towers would be built in separate phases and would be around 16 stories, with 4 floors of parking, 3-4 floors of hotel rooms, and 9-10 floors of living unites. No timeframe is outlined in planning documents.

Somewhat development related (but two months late), here is some news about the passing of Duane Hagadone, who was an icon in Coeur d'Alene. In my opinion, he put our town on the map in the 1980s and 1990s, especially with the Coeur d'Alene Resort and nearby Resort Golf Course (with the world's only floating golf green).
