It's not the height that's up for approval. Like most of midtown, there are no height limits here. And like the rest of the towers in midtown east, the framework for the zoning is already approved and in place. But, like 270 Park, this site doesn't have the language written into approval, making it unique to the rezoning. That's because they are merging the lot with Grand Central Terminal for the zoning purposes. (Further complicated by the fact that it's a state owned site that doesn't conform to city zoning).

But even though the development team already owns some of the air rights being generated for the tower (the GCT air rights), they will still have to pay to use them, in addition to paying for transit upgrades to generate more air rights. The city gets a win-win here because of that.

That said, even without it, they could build an as of right tower taller that what is proposed even now. It just wouldn't be a tower suitable for leasing purposes.

Since we're already off topic:

Look at all the different types of people in just that one photo.. Not only different in the sense of, if you will, "hardware" (race) but also in "software" (since its a photo, obviously the only hints we have of people's software is in their clothing.. and maybe demeanor lol)

So many very different people, walking together like its no big deal, going about their business. This photo is pretty unremarkable to us, but it is a picture of something that for all of human history until the present would've been something out of a sci-fi story (or whatever the equivalent wouldve been). We are living in the fucking future, ladies and gentlemen. Yeah obviously we still have social problems but god damn we are definitely doing something right. Long live NYC

(and the buildings are pretty neat too)

I heard the UN is moving its HQ there. The eiffel tower is moving there soon as well. Elon Musk even decided he didnt want to go to mars anymore after visiting.

It's one of the things I love about the streets of Manhattan. And they try to pick it up in the renderings, but nothing beats the real deal. And there will now be a place to watch the movement both inside and outside the terminal.

Since it appears that Blackstone will anchor 350 Park, I’d like to see KPMG or Morgan Stanley anchor this.

Oh my god who gives a rip who anchors the building Alex Keaton!? Whats with this obsession over which bloodthirsty vampire corp gets the most space? This could be the American headquarters of Diapercorp with the rest of the space leased to Pigshit Industries for all I care... Just as long as its built and its beautiful.
