^ Yes, it also says borough board review. Seems out of order, but this is also an MTA/state involved development. We'll see. Anyway, "Project Commodore" is interesting for the throwback name. They could have just stuck with Grand Hyatt alone.


Nice that as One Vanderbilt had its ribbon cutting, a neighboring giant begins to awaken. (And 343 Madison is already going through).

Went and checked this again, and its been corrected. Not in the official ULURP review, but pre-filings. Which means the process could begin at any time now. That would basically give us an idea of what they are planning.

It takes awhile, but its better than having an Alderman or city boss that can approve or deny projects at their whim.

David Karnovsky is a member of the Real Estate Department resident in Fried Frank's New York office. He joined the Firm in 2014 as a partner.

JP Morgan Chase in connection with various aspects of its planned redevelopment of its headquarters at 270 Park Avenue. Fried Frank advised JP Morgan in connection with zoning diligence for the redevelopment of 270 Park Avenue and negotiated agreements for the transfer of up to 668,000 square feet of development rights to the site. The Firm is currently assisting in the implementation of the project under the Greater East Midtown rezoning.

Yeah, the ULURP process itself is about 6 or 7 months. The goal is to have it approved sometime next year, and the hotel itself is supposed to close a year or two after that - if they can survive the current crisis.

But the approvals process here is more of a formality, unlike typical approvals that go through the process. That’s because it’s part of the Midtown East rezoning, which made this development possible. It was the same with the 270 Park approval, but they had an issue with the required public plaza that added an extra layer of approval. I’m interested to see how this development meets the street, and Grand Central itself, which runs through it.

Realistically, what are the odds of a featureless glass box? It's surrounded by icons & landmarks, but all too often have we gotten our hopes up only to be let down, nay, betrayed in some cases (Tower Verre's height cut).

Then again some finished designs are much better than what was originally proposed. Steinway for one.

Yea I thought this too, I won't get my hopes too high until something awesome is U/C and well out of the ground.

No glass box. Even though the design approval was stripped frim the Midtown East rezoning the second time around, this will be a very large tower, in a very prominent site. And surrounded in all sides by landmark buildings.

Rechler won't build a box, that's not his market. It will likely be a huge, soaring tower, and hopefully a landmark.

Fried Frank has the biggest RE practice of any law firm in NYC. Jonathan Mechanic, head of the practice, is probably the best known RE lawyer anywhere.

I wonder if this will crack 1,500' for the roof/spire. I'd like to see it as the new tallest and reach 1,600'.
