This proposal might have to be redesigned if the new TOD ordinance passes, since it'll expand the TOD boundaries and impose a parking maximum. So for folks who hate the base, there's some hope it could look better.

The PD was submitted before the new ordinance, so I think they'd be exempt.

The new ordinance will get watered down, guys. It contains huge changes and it will take time for aldermen to process everything and then get through the inevitable bickering. Even then it may fail.

I believe the changes also ratchet up affordable requirements, so Sterling Bay is very unlikely to rework the PD. They already redesigned once when P-Street designation was extended to all of Fulton Market.

It's so crazy to see those photos and think a 500 footer is being proposed here...... Speaks volumes about the West Loop. I took a walk around the heart of the West Loop today, and it was crazy to see all of the construction cranes, along with the constant construction noise.

An article said they were planning on doing 1200 W Carroll first. Said article: https://chicagoyimby.com/2022/05/sec...on-market.html

Quote:
As far as the timeline, 1200 W Carroll is expected to be built first, with most recent indicators pointing to a completion date next year. As for 1300 W Carroll, further approvals are still required before construction can begin, and no concrete timeline has yet been revealed.
I adore the design for 1200 W Carroll and really really hope it gets built as is (and before 1300 W Carroll)

There's a website now for 1200 W Carroll, says it'll be move-in ready for 2024: https://1200wcarroll.com/

The video says 'Coming 2023' at the end. I'm not sure how much I'd put into either of those dates. But the website is very mature and looks great!

At the bottom it has a link next to 'AustralianSuper'. I Googled and found this link

Sterling Bay is pursuing its 1200 Carroll project in partnership with AustralianSuper, Australia's largest pension fund.
So they are opening an office here maybe? Or is this just an investment for them? Anyone know any more?

They do have a nyc office, but my guess is they're going to part own this building and not have an office there. They have real estate holdings around the world including part ownership of Ala Moana in Honolulu.

This is perhaps the one new Fulton Market development I'm very excited for.

They seem a little short to invoke the imagery of grain silos. They remind me more of battery cells in series.
