Regarding those trees - an observation from astrohip on HAIF

I walked over today, to get a closer look (and came back drenched--it's hot!). It looks like they're trying to save the trees. I don't know if they're going to move them, or build barriers around them, but it's definitely not your typical "doze 'em to the ground" process. Lots of them have those dirt walls around them.

^ That's great. Love it when developers plan around mature trees vs. knocking them down and planting younger ones. Will make the development that much more lush the day it opens.

At the end of September, permits showed up in the City of Houston database for two addresses at this site. One for wastewater/utilities and the other for a residential project.

When the Commodore Perry Estate opened three years ago in a 1928 Italianate mansion in Central Austin, it instantly established a new standard of hospitality in the city and became a fixture on roundups of favorite hotels, including Condé Nast Traveler’s Gold List and Travel + Leisure’s World’s Best Awards. It was also a beachhead of sorts for the luxury boutique resort operator behind the hotel, Auberge Resorts Collection.

The Commodore Perry was not only the first Texas hotel run by Auberge—best known at the time for such intimate getaways as Napa Valley’s Auberge du Soleil and Aspen’s Hotel Jerome—it was the company’s first urban hotel anywhere. Fast-forward three years, and Auberge has announced projects it will operate in a few other cities around the world, including Miami, San Francisco, and Florence, Italy—and, notably, several more in Texas. Now totaling 27, the company’s resorts today span the globe from Punta de Mita, Mexico (about 25 miles northwest of Puerto Vallarta, on the Pacific coast), to Santorini, Greece.

The latest addition to the portfolio, Auberge executives have revealed to Texas Monthly, will be in Houston, just outside the tony River Oaks neighborhood. That property, the Birdsall, is scheduled to open in late 2026. It will include a 105-room hotel and 44 private residences. As at the Commodore Perry, the amenities will be accessible to locals who buy a membership to the resort’s private club.

Sounds like there continues to be positive movement on the construction front for the towers. Per Paco Jones on HAIF

Potentially big news about a corporate office component landing here, c/o Ralph Bivins' Realty News Report email - will likely be online soon.

Occidental Petroleum Corp. is planning to relocate employees into a new office campus that will be constructed on the R.O. development near the northwest corner of Richmond Avenue and Buffalo Speedway, according to people in the real estate community. A few years ago, OXY signed a lease for 972,145 SF in the Five and Three Greenway Plaza buildings until 2031. OXY is expected to move into the new R.O. building in 2027 or 2028.

Vitol may move from nearby Kirby Grove at Levy Park to this space, once again, per Ralph Bivins' Realty News Report Newsletter.
