The committee also approved plans for four new condo towers on two separate sites.

The first two-tower project, at the corner of Sparks and Bay streets, includes a 17-storey hotel to replace the defunct one currently on the site (it used to be an independent called the National, and before that a Delta). The owner, Morguard Corp., wants to tear it and an adjoining low-rise apartment building down and build a 23-storey condo tower and a new 27-storey hotel.

Elsewhere, Trinity Development Group won approval for a pair of condo towers where the Ottawa Torah Institute High School (among other things) used to be. The two 25-storey buildings at 151-153 Chapel St., which have been reduced in height from what was initially envisioned, required a rezoning to exceed established height limits.

Trinity appears to want the city to open the intersection of Chapel and Beausoleil, but some residents, community groups and Rideau-Vanier Coun. Mathieu Fleury are opposed to such a move.

but they got the approval which is great news.

only problem I see with the building is that there will be little West view as that huge rental will block all of that side.

Looks like a slight change to the design... was 45,000 sq foot non-res over two floors, now 33,000 sq foot on one floor

Yup. On the "other" forum (i.e. SSC) there is a thread called "Toronto - Projects and Construction". Take a look at it and see what world class architecture brings to a city... every building is unique, with most being very stylish.. and many are *really* tall

Reading that thread always depresses me when I see what we're getting here... though I am excited for Toronto...

Why are we comparing Ottawa to Toronto? Apples to oranges. Of course the architecture and styling in Toronto is going to be better. Ottawa could do better but you're comparing a city of a million to a bonafide world city.

The lack of creative developers in Ottawa is a bigger issue, IMO, but if these projects continue to sell then developers are going to continue to do the bare minimum. Ottawa's population on the whole is very pedestrian, tedious, and safe; it's not surprising the design is also pedestrian, tedious, and safe.

The real estate market economics just don't exist for having ground-breaking, "WOW factor" high $/square foot architecture on every location's proposal in Ottawa. Much less so on a site that will have its best views blocked by a building across the street, and located in a location that isn't exactly in the highest level of demand for affluent baby boomers or yuppies. Sometimes a building that blends elements of several other ones in the works is great in itself.

Surely I'm not alone in recognizing the difference in the standard that this location should be held to versus ones such as Andaz and Claridge Plaza that get heaped with SSP criticism.

No kidding... I do understand that and am certainly not expecting that here. Nor should anyone else.

I was just pointing to a thread with really cool building designs so we could dream. That's all.

What about Calgary and Edmonton, or even Québec City and Winnipeg?

We can't expect anything of the caliber of Toronto, Montreal or Vancouver, but the other 4 cities around the million mark are still producing better projects than Ottawa.

Our developers are just sub-par, with a few exceptions (Windmill, Charlsfort, ModBox...) Even some Toronto developers who come here often drop the quality significantly (Main+Main...)

How can they present such a strong initial concept at the zoning stage and then swap it out for this by the time the site plan process starts? I will definitely be writing to the councilor.

Seriously underwhelming compared to the previous design.

Maybe they have all their money tied up in the Lebreton Flats case and Trinity Station.
