I know there is a lot of vitriol for the burbs here, but is this entirely a good thing?

Some of the Chicago’s most beautiful historic building stock is in its older suburbs, I would hate to see this market totally collapse

^ reading the article, it sounds like a special case of money pit.

the article even said that developers would have likely paid millions for the property alone had they been able to demolish the existing mansion and start over, but it's a monster 14,000 SF protected historic landmark that apparently needs $3M - $5M in repairs.

it takes a very special (and rare) buyer with both the means and interest to take on a project like that.

That building not only abuts the two flat on the side, but wraps around the rear of the property too. FWIW, its a rental property.

They seemed to take the extra step to stick it in their eye with the cinder block and chain link fencing. It's overwhelming as any large building on the neighboring lot would be and are all over the city, but that little detail could have been handled with a bit more courtesy.

Kudos to the hold out. I actually LOVE these kind of strange contrasts and the jostling effect of buildings unnaturally pushed up against each other.

Residents Grumble About Luxury Apartment Development Proposed For Downtown Glenview

During a three-hour Glenview Plan Commission hearing, commissioners heard plans for a five-story, 72-unit luxury apartment development on the site of the former Bess Hardware property in downtown Glenview. Residents were critical of the plans for the once village-owned property, which they said create too much density, rob the area of parking and will make what is already a challenging traffic situation worse.

...Residents complained this would create a “canyon effect,” especially given the close proximity to the existing four-story Midtown Square development just east of Pine Street on the opposite of Glenview Road.

^I know this is like shooting fish in a barrel but amongst the myriad of reasons these grumpy folks think this will cause congestion, they should first look to the foreground of that rendering and they would identify a high frequency railroad grade crossing as a hell of a lot more impacting on traffic as any "dense" residential building. Morons.

Wow. I am routinely in this area and there is zero traffic to speak of. Current property has been vacant for roughly a decade now.

Glenview cannot seem to help itself, it drives me nuts.

Was sleuthing today and found an advertising booklet hidden in loopnet from leasing agency CBRE advertising the mixed used development at the Orland 143rd st metra station coming from structured development. some of the perspectives in the pamphlet are from before revisions with the town after obtaining the bid. The project is being referred to as "The Gateway." The retail spaces are already being advertised on loopnet

It boggles my mind that there are still at grade railway crossings in major American cities. I don’t think you see those in rural parts of Western Europe.
