just announced from Boisedev.com, three residential proposals are being considered for the YMCA property on the north edge of downtown. proposals range from 17 to 20 floors.

once chosen, the winning proposal could be completed anywhere from 2024 to 2026.

I like the design of the PEG+Gensler+FFKR proposal the most, particularly the facade. The form factor of the larger building reminds me of PEG's 465 Main proposal in SLC, though I think the Boise proposal is more attractive.

My apologies if this has been covered elsewhere in this thread, but why isn't this topic in the more heavily visited City Compilations section instead? Seems like it may get more eyes to see all the great thing happening in Boise.

As an aside, I was a first-time visitor to Boise this past spring and loved the laid-back, outdoorsy recreational vibe there, something that you really just don't find in much of the midwest. I've wanted to visit Boise for a while since it's comparable in size to Des Moines, and definitely took some good ideas back home regarding the greenbelt, white water recreation, and the pedestrian street concept on 8th Street, which sounds like was a reaction to the pandemic that may turn positively permanent?

Hi DMRyan,

when i originally started this thread, this section seemed to be the most logical at the time because the thread would include things like a potential new library, parks, and baseball/soccer stadium downtown (the library and ballpark have unfortunately fizzled.)

however, as threads on SSC tend to do, this thread has evolved and changed to where it probably is more logical to include in the compilations section. I'll leave it up to the moderators whether or not to move (since only they have the power to do so).

also, i'm glad you got to visit 8th street. the pandemic did expedite the closure of the street to a pedestrian-only concept, though that has been discussed for quite awhile. in fact, before the pandemic, the city installed bollards in the street that can be raised and lowered to close off the street. i think the popularity of the concept will ultimately make it a more permanent fixture.

in the meantime, here are some newly released renderings of the Ovation, which is about to enter design review. the developer is hoping to break ground later this year.

a little more info from the press release on the 28-floor residential high-rise (image below is from KTVB.com)...

according to boisedev.com, the building's original height of 330 has shrunk to 317 feet, but its # of floors has increased from 27 to 28. design review should happen later this fall.

Designed by internationally renowned architectural firm, Solomon Cordwell Buenz and Associates (scb.com), the residential tower’s design is inspired by the urban context of the City of Boise and the surrounding areas.

With construction planned to commence in summer of 2022, the preliminary design includes a 27-story building (now 28) with 7 levels of parking, a ground floor lobby with retail and back of house spaces at the base with approximately 396 parking stalls, 18 residential floors above, and a 2-level amenity deck at the top. Each residential floor provides thoughtfully designed unit layouts with unparallel views of the foothills, mountains, Boise River, Greenbelt, parks and the city.

Inspired by the Sawtooth Range, the crown of the building is both an expression and experience of a mountain top. The building’s top floors are made up of two levels interconnected by thoughtfully landscaped steps and terraces, including a rooftop pool. Each level has a unique amenity program and indoor space to cater different social gatherings. The building's unique top mimics the profile of a mountain stepping down to the east to capitalize on the spectacular views to the city and foothills.
