I was wondering what this building was rising in the Thousand Oaks business district near the Marriott tower @ I-240 & Perkins.

citizens just have a much more center of assurdness, when they see components of construction, construction sites busy w/ activity, and even the speculative games that arise out of these building projects. i still am waiting for the day that memphis will start on three or four nice skyscrapers, however, there seems to be a good deal of building going on at this time. i guess it makes sense. when one sees new housing units which residents will eventually occupy, the continuing growth of clinics, hospitals, and public works projects are good indicators that things are a bit better for our community.
i was speaking to friends who purchased a unit downtown in the city main building. as big advocates for the growth of downtown, they were discussing the seemingly constant payouts of taxpayer money to consulting firms to make recommendations for the city, i.e. reversing traffic on main to two-way. they, as the consultant's recommendations, mine, and a host of others, feel that the airport, main street, lamar avenue, and other long-needed projects are in the hands of those who simply do their will, instead of the will of the people---sounds a great deal like another government administration.
nevertheless, i guess the projects are better than having nothing done. i still try to figure out the individuals in this community that never accept that anything is built, and the city is falling down in the streets daily. i am glad that we have what we have, but i sure wish we had those behind the scenes that are go-getters for the community, county, and region.
any information on why beltz properties is selling off the little rock peabody? i wonder if that money will go into a large project downtown. apparently, there is a good amount of interest by upscale chains, who want to come in, renovate and rebrand. the article i read gave somewhat the impression that a good deal of work on the building of 400+ rooms would be necessary. i never have spent a night there, in fact, i have only stayed just outside of downtown. i am not a big little rock fan.
wish they would get the peabody suites going...the hilton...the marriott-cc, the indigo, the hyatt in the research park, if it is still a go. memphis will soon have the tag line: memphis, the city of the marriotts on the mississippi.
Beale Street Landing should be completed by mid October or so and the landing park should begin construction next month. The restaurant won't be in until March of next year.

The park does have some design changes, but it should still be pretty nice. I think there should be close to 100 trees planted throughout the park.
Now, the problem actually getting people over to the landing once it opens needs to be addressed. This is so far separated from everything else other than Tom Lee Park, and even they are separated by a parking lot.
On another note, the river is crazy low; roughly 20' lower than usual. River traffic might be stopped if it drops another few feet. Full pool in Memphis is only 35', so some channels only have about 15' or so of water in them.

I'll try to get some actual photos of the improvements to the Liberty Bowl (new paint, new jumbotrons, new lighting, etc.), but here is a webcam from Astroturf.com of the installation of the astroturf.
i have an interest in oil painting and some other mediums. my assumption is that the flat rust red is the undercoat for the bright red show in the presentation panels. i certainly hope so, for it is much more appealing? it would be disappointing to realize that the final color would be what is shown.
too, i noticed how low the water was in the harbor and on the ark side, especially in the flood plain near the bridge. most people would be amazed to actually realize that the water last year was over the street at the top of the rail road tracks. lot of water, huh? i first thought that the harbor had been cut off by a coffer damn-type structure, but i don't remember coming through and seeing the concrete box. i did see, from early stages, steal plates grooved into each other, but it seemed as if that would be more appropriate for holding back dirt. one last question. what is the name of the 9 or 11 story---maybe 12---building to the left of the law library about half way down the street. i think it is on madison, and the proposal was to be a 12 story building w/ one apt on each floor. very modern, and really, i didn't like it at first, and then it really became appealing to me. johnny ryall had a picture of it at one time in the compilations section of memphis threads.

Astroturf? I thought everybody was replacing Astroturf with Fieldturf?
As for the Liberty Bowl, I sure hope the city keeps renovating it instead of demolishing it in the future.
Astroturf is the company name, the turf they are putting down is like Fieldturf, just supposedly a nice quality turf. I've played on Fieldturf various places, and its not bad, most of it depends on the upkeep, but that specific Astroturf product that is being installed is supposed to be the closest to natural grass.
As for the renovations, there's multiple stages planned, the lighting system and press boxes are next.

Seriously though, 1433 Union is probably the most endangered of those three. The current owners can't afford the upkeep/taxes, and I'm afraid it will be bought by a developer and turned into a fast food joint, kinda like what happened with the house on the corner of Union and S. McNeil where the Danvers is now. That was way before my time, but I've heard older people mention how classic that house was. If you drive through the Taco Bell parking lot, you can somewhat check out the back of the home up close. Its really nice. Hopefully it can be saved.

i don't pretend to know much about stadiums or sports arenas, but, in my view, i think the building looks very decent, as does the fed ex building. as for the life of these structures, is 40 years pretty adequate? in the scheme of the life of stadiums, is this one in pretty good shape for 10-20 years. it really looks impressive when it is filled w/ all of those colored shirts, etc.

The Forum will probably be adequate (NBA standards) for another 20 years or so, but its always hard to say. The Liberty Bowl however is much easier because stadiums can be reconfigured, upgraded, etc much cheaper than arenas. The Liberty Bowl was completed in 1965 and then expanded in the 80's. The past few years the stadium has been neglected, but with the new locker rooms, new turf, Tiger Lane, various concourse upgrades, restroom upgrades, new video boards, new lighting, and in the future the possibly addition of chair back seats and the renovation of the press boxes, the LB will be a really nice stadium. It will be used for many years to come, at least as long as the U of M plays football there, which will be for the foreseeable future.

^^^ Nice, good to see the Liberty Bowl doing so good these days. Recently drove a friend down Airways/ East Pkwy from MEM past the (former) Memphis fairgrounds. They couldn't believe their eyes. I hope that new US Football League gets off the ground to bring the complex additional revenue and the current jolt is, of course the U of Memphis' football program going Big East Conference.
I think the U of Nebraska football stadium is well over 100 years old, but they took care of it with continual upgrades & renovations. Not sure what condition it is in today either, just the fact it has served this long.

quick mention of a study of the long awaited major-upgrade of Lamar Avenue to a controlled access highway with 2 -3 major interchanges in southeast Memphis at Holmes Rd, Shelby Dr, etc. before turning into Interstate 22 just past the Holmes Rd & Lamar Ave interchange. Interstate 22 will then intersect with the outer loop Interstate 269 (now under construction).

A positive note for education in the Greater Memphis Region and only one of many great things about Oxford, MS. This small city is growing quickly, hosts a great town square and music venues like the Lyric Theatre, Proud Larrys, etc. Also, home of Fat Possum Records and some notable studios used by major artists. This north Mississippi town really has it going on.

Thanks for the updates, Johnny. Really glad to see more proposed developments and federally funded projects near the university as well as in areas such as Frayser and Binghampton. The water taxis seem like a pretty neat idea, and should be a hit with the tourist.
I might have misread or overlooked it, but where exactly would the newly controlled access on Lamar end once passing Shelb Drive? It would be pretty expensive to have controlled access all of the way to 240, but I think it needs to be done, especially with the large amount of tractor trailers that are always on Lamar.
