A little tardy, but here are the relevant screen captures from the CBRE online brochure.

Behold the Terrasses du Marche on the SW corner of the Champlain/du Marche intersection, next to the Wingate Hotel in downtown Dieppe:





Ground level retail, second level commercial/office, 3rd & 4th levels residential. This development is slated to be complete by the fall of 2022.

New rendering of the Terrasses du Marche from a T&T article today:



According to the article, the commercial space is preleased to Louisbourg Investments, and to McIntyre-Finn Law Firm. No retail tenants were mentioned in the article.

There will be 14 apartment units on the third and fourth floors, ranging from 1-3 bedrooms, going for between $1550-2650/month (pricey).

Famous Peppers Pizza in Dieppe is apparently closing later this month. This is apparently pandemic related, as this is a PEI based business, with most managerial staff located on the Island. The stress of remote management of this location has become too onerous.

Honestly it's for the best they've gone down hill so bad since the pandemic started in both quality and customer service. Hopefully they can reopen down the road when there can be management and owners in the city and it's able to be ran properly.

So, the exodus from Ontario to the east coast continues, but some of these (soon to be former) Toronto denizens want to maintain a downtown urban lifestyle. This should bode well for future downtown apartment construction projects, especially if they are creative and attractive.

I was just perusing Dieppe city council minutes and came across this interesting resolution:

That Council repeal the following resolutions:

Valmont Crescent - PIDs 70502786 (portion), 70498241, 70498258, 70502216 - terms and conditions";

resolution adopted on February 23, 2015 entitled "Rezoning Project - Dieppe Blvd., Yvonne Street:

resolution adopted on March 23, 2015 entitled "Rezoning Project - Dieppe Blvd., Yvonne St.,

Amendment - Conditions - PID 70611108 - Yvonne Street/Dieppe Blvd. - Sobeys Capital Inc."

resolution adopted on September 10, 2018 entitled "Acceptance - PAC Recommendation - and adopt the following:

That Council accept the recommendation made on September 15, 2021 by the Planning Advisory Committee pertaining to a request to amend conditions No. 4 and 5 relating to By-Law Z-8-41 registered at the Registry Office under No. 34704115 on March 26, 2015 and relating to the property identified under PID 70611108; and

That Council further accept that this request be subject to section 59 of the Community Planning Act pursuant to the conditions identified in the document entitled "Conditions - By-Law Z-8-41" and dated September 27, 2021 and that conditions No. 4 and 5 relating to said by-law be adopted as follows:

4) That Building A shown on the site plan entitled "Commercial Retail Development Dieppe, New Brunswick" and dated March 23, 2016 must have a minimum of 4,180 square metres (45,000 sq. ft.) of gross floor area and must be developed as illustrated on said site plan.

5) That Building E shown on the site plan entitled "Commercial Retail Development Dieppe, New Brunswick" and dated March 23, 2016 must have a minimum of 929 square metres (10,000 sq. ft.) of gross floor area and must be developed as illustrated on said site plan.
So, this corresponds to that area of Dieppe Blvd that was rumoured to be redeveloped for a new Sobeys retail plaza about five years ago. Apparently this project is not dead yet.

We also have an inkling as to the size of the two buildings in question (possible Sobeys and possible Lawtons?).

Of course, Dieppe being Dieppe, there are no supporting documents on line therefore we have no actual site plan or renderings to review. Also, they are very tardy posting their PAC minutes (still working on May), so there is also nothing from PAC to go on either.

Regardless, it appears that plans for a new Sobeys in the uptown section of Dieppe are still in the works!

A mini tower crane has arrived on site at the Terrasses du Marche. The crane however has not yet been erected.

There is some building demolition going on on Acadie Avenue at the site of the future Promenade Neuf Phase Two. A sign of imminent construction activity???

Interesting. Perhaps they are prepping the site for an early spring start. This second phase will have a much larger impact on downtown Dieppe then phase one as the site lines up perfectly with rue du Marché. It will make for a great terminating vista for the downtown.

Good improvement for that corner. Just need to eradicate the rest of the surface parking in the immediate area.
