It looks like the Chemical Bank Proposal in Detroit with that weird green skin on the parking deck. What is that?

It looks like a 'green' facade, i.e. a screen is used that allows self climbing plants to grow up the side of the facade. It's commonly proposed as a way to beautify a parking garage or make it seem more ecological.

An update to nuCLEus. The project will consist of two towers. The office building will be 24 floors 353'6" tall, and the residential building will be 24 floors 310'6".

it's haaaappening.

that is great news.

since they down-scaled to more a more pedestrian design to get it done, i hope they adjust a bit more and try to make better use of some of those leftover over roof spaces. i also hope they also keep the cleveland live/laneway area on the ground level.

otherwise bravo.

looks good, it's on a great site and it will be an instant success.

I miss the bridge and the height but overall I think it's better design now.

good news -- it seems there may be new life in this project and others if this upcoming ohio development bill passes:

Authorize insurance premiums tax credit for certain projects Hide Long Title
Long Title To amend sections 107.036, 5725.98, and 5729.98 and to enact sections 122.09, 5725.35, and 5729.18 of the Revised Code to authorize an insurance premiums tax credit for capital contributions to transformational mixed use development projects (TMUD).

This looks pretty nice. The height downgrade isnt that much to complain about because this still looks like a dense and pedestrian friendly project that will kill a killer parking lot. Its sort of hard to tell by these renders but the street presence looks pretty solid. This is still a very exciting project that looks to give downtown Cleveland a real nice improvement.

Cleveland has a beautiful old core that has so much underutilized potential. Hell, its criminally underutilized. Projects like this, if they provide a lively pedestrian presence, will give Cleveland a big leg up to reach that potential.

totally agree.

luckily, i think the one thing this project has the least to worry about is street presence. the developer is a life style mall guy:

Nice to see that outside of Chicago we see Cleveland as one of the few cities in the Midwest constructing buildings of substance(moderate height).Albeit of course on a much smaller scale than Chicago. You have Nucleus, Sherwin Williams and I believe several others in different stages of planning.

yes, third change. not so drastic as the other change though. basically they are just building half or the office building.

the residential tower can still go up later over parking whenever the developer can get it together to do that.

Actually, in addition to Cleveland, many other Midwest cities have recently been building high-rises over 300' tall as well.

Minneapolis
Milwaukee
Detroit
St. Louis
Des moines


In fact, Minneapolis actually has two towers over 500' tall currently U/C, and at ~680' tall, Detroit's U/C Hudson Tower will be the tallest tower built in the Midwest outside of Chicago in roughly 3 decades!



Anyway, it's very cool to hear that this long-delayed Cleveland project might finally be kicking-off for real!
