I had stated that they will more likely be a net negative than anything else, when they could have been a slam dunk positive had they been done in a more engaging manner. I also stated that North Broad would improve with or without these, but will do so in spite of them, not aided by them. However, that goes against the entire purpose of the public investment.

I really hate to contribute to the light discussion because its pointless and a waste of time, but I didn't know that the light masts were translucent. That is interesting. It doesn't seem as if its projecting enough lumens though.

^^^ That area always bugged me looking down from the bridge – between the empty lots and that one half-built home, it looked pretty depressed. I’m actually somewhat shocked by the amount of density – 4 stories homes on either side of a narrow street definitely creates an effect.

There is a ton of construction going on around the bridge these days, that area is going to look so different in a couple of years. Old city was stagnant for a while, but its coming back strong.

Taking a run down Delaware ave last night, 1 Water Street development is really changing the way that area looks. Which got me thinking that a secondary downtown/financial district would look great in the area north of the bridge and south of spring garden. There are a bunch of commercial/industrial buildings and its not very residential so there is a ton of space to develop. You have old city and NoLibs right there for close commutes. I bet that would also supercharge development in SoKo and spring arts neighborhoods.

This new proposal in zoning would really feed off of your thoughts nicely. If they allow true density here, this could easily create an excellent area where the water front meets this strip with office, apartments, retail, etc etc. It really could work well!!!

810 Arch is having a dedication Monday, I believe, if anyone wants info I can most likely get some details. They will be naming the building the Francis House of Peace in dedication of the pope's visit. Building is almost complete.

The fencing around the cut is relatively recent. It's all probably related to the
Papal events.

It looks like concrete was poured for footings etc. Was work done on this site in the past and then stopped?

Yes. This was proposed pre-bubble, and some kind of suspect foundation work was undertaken, possibly illegally, before it seems the project was abandoned:
