Around here there's a huge range of units but the prices don't really vary much as a percentage of the total. The dreariest basement-like unit might cost 5-10% less than a much brighter unit with more of a view and an identical floor plan. You also see a lot of people around here with very ugly lighting and decor in their $600,000+ units. I'd guess that a lot of them just don't care about it, and so it doesn't bother them.

I think there's an almost philosophical angle to housing in that some people think of it as a lifelong purchase that should never change, while others move around readily. I think there is a happy medium. Around here few younger people are tied down to anything while older people in Halifax seem to be at the opposite end.

There's always going to be risk when you buy property (any asset) that the price may go down instead of up. Canadians have been trained to think of housing prices as going up, up, up and even serving as retirement plans or ATMs.
