1200 West Carroll Avenue. The applicant is proposing to rezone the property from M2-3 (Light Industry District) to DX-5 (Downtown Mixed-Use District) and then to a Business Planned Development. The applicant proposes the construction of a 230’ -0” tall mixed-use building

yeah, chicago easily has the 2nd largest collection of art deco towers on the planet (NYC is obviously #1 by leaps and bounds).

but the biggest difference is that none of them were anywhere close to as tall as NYC's deco biggies (ESB, Chysler, 70 pine, etc.), so chicago's art deco towers are now considerably more lost in the forest that was subsequently built up around them.


consider this:

of chicago's 50 tallest buildings (including U/C), zero of them were built prior to 1940 (hell, nothing in the top 50 even predates 1965 anymore).

of NYC's 50 tallest buildings (including U/C), six of them were built prior to 1940.

Yup...would of been nice if Chicago built one 800ft plus art deco tower to atleast stand among the more modern tall tower..

If the Great Depression hadn't happened, it's likely we would have had a whole Art Deco neighborhood where Illinois Center and Lakeshore East now stand. Holabird and Root drafted several schemes for the "Illinois Central Air Rights Development".

Don't shoot me for saying this, but I always thought that lot would make an awesome little pocket park/plaza like Paley Park in NYC. It's surrounded by brick walls, the spatial quality of the "void" has a lot of potential. Especially in the West Loop where public space is rare.
