I'm so glad to see the neighborhood surrounding my alma mater beginning to change for the better! I graduated from Temple last year and I'm so jealous that all of these new Owls are not only getting a new campus, but also a new neighborhood in essence!

I can't really get over how this building is reminiscent of a combination copy 1324 N. Broad and One Riverside, however.

You're 100% right. I love the density, but it's a very cookie-cutter design.

YES!! The North Philly development is awesome!!! I'd love to see a bunk of buildings this height lining North Broad....it'd be such a giant change and make the city feel huge.

North Broad continues to build up in a great way between Center City and Temple. Soon, it will be lined with highrise and midrises.

19-story North Broad tower moves forward

A 19-story residential tower is coming to North Broad Street, offering a, “refined, contemporary,” look along the increasingly popular section of Philly, according to plans posted on the city website.

The tower at 1451 North Broad is designed by Cecil Baker + Partners and goes in front of the Civic Design Review (CDR) for feedback today. It has 225 residential units, 21 parking spaces, and 5,000 square feet of retail on the ground floor. The second story will have amenities including a lounge, outdoor terrace, and fitness center.

“Entry to the residential tower will be through a landscaped courtyard facing Broad Street. A dramatic marquee and cantilever provides cover from Broad Street to the lobby,” project plans said.

Developers and architects called the L-shaped building refined and contemporary in its design, with a facade of grey metal panels, white slabs, and reflective glass.

The site is currently home to the Mount Sinai Holy Church of America, which has owned it since the 1970s, according to city records.

Notice that it was the Registered Community Organization who thought it was too tall, no real surprise there. It still passed though.

Just rediscovered this thread while updating the OP of the Highrise thread. Does anyone know what the heck happened here? Did they just... give up?

Probably just in predevelopment still. This wasn't announced toooooo long ago. Might have to do with timing delivery also. Units around colleges have a very specific lease-up and move-in schedule, and if you miss it, it can really hurt.

I live in Francisville and walk past this site pretty frequently. Absolutely nothing has happened at the site since this was announced. It seems as though the permits were removed from the gate and building as well.
