She knows it is a city but she is a NIMBY as stated. She lives in the gray building in this photo. That corner building is just painted white. The developer should remove the white paint to expose the original brown and red brick color. Doing so would make the new building blend nicely with the old.

We have to many squirrels here. I don't know how other cities are but St. Louis has tons of them. A typical tree, at least in my neighborhood, has at least three nests in it. Besides squirrels, rabbits and possums, live in the Bushes, there isn't much else. There are insects but even those aren't that big of a deal and birds have nests in trees. There isn't much exotic stuff at all so whatever she is wigging out about will pass over soon.


On another note, Shaw, a neighborhood North of Tower Grove Park and East of the Botanical Gardens, has a new restoration project ready to begin. The Carroll Building, at 4000 Shenandoah, will be restored to have 4 retail spaces and 3 apartments as well as the offices as Carroll Heating and Cooling. Carroll Heating and Cooling has been in the building since they bought it in the 60s. Overall, it looks like a nice project and I can't wait to see it come to life. Shaw has seen tons of redevelopment projects in the last few years so this one is fitting. Those projects include old gas stations being redeveloped into eateries, old buildings being restored and houses being worked on.

^ nothing sexy, but these fine grained rehabs are what are making neighborhoods like Shaw so desirable. Nice find.

New Renderings Highlight Soulard Steelyard

New renderings provide a glimpse of what’s under construction at 9th and Victor one block north of Anheuser-Busch. Soulard Steelyard will house 126 apartments surrounding a pool and amenity deck. The site at 2424 S. 9th Street sits adjacent to the IceHouse, which redeveloped the historic 1924 Polar Wave Ice & Fuel building.

Once completed, the five-story project will encompass 102 one-bedroom and 24 two-bedroom units that will vary in size from 542 to 1,064 square feet. All units will have kitchens with quartz waterfall island tops. LED televisions will be built into bathroom mirrors. Nest thermostats, smart locks and Alexa are standard in all units. Soulard Steelyard includes structured parking for 108 vehicles in addition to 12 surface spaces.

Whistler One LLC’s Kyle Hennessey highlights the development’s lifestyle. “If you are looking to live in the city, this is your chance to live like urban royalty.” Visitors to the pool deck will experience both a hot tub and cold tub, a 225 inch Jumbotron, an outdoor kitchen with television wall, bocce ball, bag toss, washers, courts for table tennis (and beer pong) and fire pits along with smaller, more intimate seating areas.

Inside, residents will have access to a lounge with a self-pour beer and wine tap system, a fireplace and flat-screen televisions. An “ultra glam Korean-style Karaoke room” will have a wet bar. In the mailroom, one will find a tenant curated self-checkout marketplace and automated package locker system. A state of the art fitness center will have a yoga room, Peloton bikes and video fitness.

Residents can screen films in a theater room with stadium style custom leather recliners, or they can take their animal companions to the building’s private pet spa & dog park. The same developer introduced many of these amenities to the St. Louis region earlier this year with the opening of Tribeca in the DeBaliviere Place neighborhood immediately north of Forest Park.

Hennessey expects the property to open in October. VE Design Group is the architect. Big Sur Construction is serving as general contractor.

Dignitaries, politicians, CORTEX workers and citizens alike turned out today to celebrate the opening of the $14-million CORTEX MetroLink station. The station has been built next to Chouteau Greenway - one of St. Louis's many growing greenways.

It is the first light rail station for CORTEX - St. Louis's Innovation District and Community. Also, it is the first station on the entire system built with a public-private partnership.

And today, Silicon-Valley firm, Volley, an Artificial Intelligence (AI) firm, announced that it is opening an office in St. Louis. St. Louis is quietly building momentum with AI firms.

The new 120-unit luxury residential apartment is adjacent to a variety of public transit options and corporate offices.

Missouri News: City of St. Louis Issues A Record $1.14 Billion in Building Permits for Fiscal Year 2018

Value of 2018 Projects Is 86 Percent Increase Over Fiscal Year 2017

ST LOUIS, MO – The City of St. Louis issued construction permits for projects valued at $1.14 billion in the 2018 fiscal year, setting a new high and signaling an increased appetite for investment.

Between July 1, 2017 and June 30, 2018, the City issued 5,396 building permits for projects totaling $1,142,040,378 in value — a $528 million increase over the previous fiscal year.

“These numbers are very encouraging. It shows that developers, investors and business leaders are bullish on St. Louis,” Mayor Lyda Krewson said. “It’s exciting to see that attitude reflected in not just in words, but in actions. I love seeing all the construction dumpsters around town.”

The building permits issued include new construction and rehabs of both residential and commercial property, in addition to smaller permits for alterations or additions.

The permits issued in fiscal year 2018 also reflect some major projects underway, including the new St. Louis University hospital campus, the 100 N. Kingshighway development, Ballpark Village Phase II, and St. Louis Community College’s new Center for Nursing and Health Sciences.

Beyond these new, large-scale construction projects, small- and medium-scale rehabs have also been a significant source of development over the past 12 months.

Of the 7,322 housing units issued permits, 86 percent are located in rehabilitated buildings.

Areas including the Cortex Innovation District and parts of the Botanical Heights, Central West End, Cheltenham, Forest Park Southeast, Kings Oak, Midtown and Tiffany neighborhoods, have drawn particularly strong interest, with a total investment value of $556 million for the fiscal year.

Development growth has not been limited to the central corridor. In fiscal year 2018, 17 wards across the city exceeded the total building permit value compared to the previous fiscal year. They include Wards 1, 3, 4, 5, 6, 7, 9, 10, 11, 12, 13, 15, 16, 17, 20, 24 and 27.

must be the same cars they use at cafe napoli

i don't remember downtown clayton being so nouveau riche when i was a kid, but then again i was a kid. it's entertaining, nonetheless.

that is a quality building, nice size.

Last month, the developer applied for $1.23 million permit for the main restaurant build out. David Burke in partnership with Esquared Hospitality will open Grand Tavern as the hotel’s signature restaurant serving contemporary American cuisine. A bar and lounge will serve small plates and cocktails. An indoor-outdoor rooftop terrace will add another lounge, bar and event space. On the twelfth floor’s sky lobby, mixologists will prepare drinks in a Chameleon Lounge featuring a 360-degree video art experience called a Chameleon Lamp.

The 12-story building at 634 N. Grand Boulevard also will house the new 25,000 square foot headquarters for Bull Moose Industries, which will relocate 75 employees to the newly renamed Angad Paul Building. The Lawrence Group is the developer. Paric is serving as general contractor.
