Always Original Kansas City, MO

Just in and around the downtown area.

Thanks for the comments everyone.

It's nice to see the Power and Light building finally developed, kcexpress69. Also, I like that the empty lot at 13th and Baltimore will be developed with it.

Looks like a very solid downtown in good shape. That is such an asset.

^ Downtown is kind of a ghost town at times. Although that is rapidly changing with residential conversions and new residential tower under construction.

Several projects are taking shape downtown....

1. As I mentioned in an earlier post, the Power and Light Building has been greenlit to be transformed into luxury apartments. This will revitalize a historical landmark, currently an eyesore which has been the subject of several failed project ideas, including an adjoining tower for a convention center hotel. Nevertheless, I like this plan, and just to the north of the P&L Building sits an empty lot which will become a parking garage, wrapped up in more apartments.

2. The Commerce Tower (6th pic from the bottom) is now about 90% vacant. The onetime office building built in 1965 is also being transformed into apartments in the next couple of years.

3. One block south of the Town Pavilion, (5th pic from bottom) a brand new 24 story apartment tower is being erected

4. On the west side of the downtown loop are two more brand new apartment buildings totaling almost 400 units that won 25 year property tax abatements. Not sure when ground will be broken...

5. If you noticed any construction in a couple of the pictures, that's where the new KC Streetcar rail line will be laid...hopefully will start carrying passenger by 2016.

All of these projects are within the Downtown Loop, which is only part of downtown. Another part just south of the Loop is the Crossroads District, which is less dense and fewer highrise buildings, but more apartments are underway. Things are definitely looking up!!

At the Country Club Plaza. In all honesty, downtown Kansas City, MO has been rebuilding its downtown since its near demise at least a few decades ago. First the residential component vacated the area and then the corporate community joined the residents in suburban locations. Plus the retail component disappeared like many cities due to sprawl and suburban malls. In the meantime, the city has invested billions of dollars in its revitalization, which has brought back the residential component in many ways. Yet the corporate community has been dragging its feet in coming back to the downtown core outside of a few financial institutions and law firms that never left the area. Lastly, the city has a lot space even in its urban core, thus dispersing the population. For example, http://www.skylinescenes.com/kansas-...ri_v48855.html

In addition, wikipedia has an informative article on downtown redevelopment and kcexpress69 has mentioned the numerous residential projects in the mix.

I was there about 10 years ago for a weekend and to be honest I remember so little of it. I remember a riverboat casino and how scary the KC on the east side of the Mississippi is. Most people stay in the suburbs there I think.
